Tate, P.E., CFM The following items must be revised or added to the Grading Plan. Please include a letter with the next submittal addressing how all the engineering and floodplain comments have been addressed. Resubmittal Required: Grading Plan Grading Plan 1. A copy of the stamped approved Tentative Plat must be included with the Grading Plan submittal. 2. A Flood Use Permit is required prior to Grading Plan approval. 3. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section13.1. This process must be complete prior to Grading Plan approval. 4. Please show a length and width dimension on the basin. This will facilitate grading inspection. 5. Label and indicate the slope for the basin maintenance ramp. 6. Dimension the weir structure on section N (width, depth, footer, etc.). 7. Section G-4 shows the wall opening but the plans do not indicate the quantity or location of these openings (every other block? one per unit?). 8. Detail L Sheet 3 shows 6 in. wall opening between the units. This only shows on Sheet 2 between Buildings 3 and 4. Are walls intended between all the units? The plan is unclear. 9. Grades and drainage patterns are not shown for Common Area A south of Buildings 5-9. How is it intended for this to drain? It appears that the existing pattern is to the west. Stormwater must be accepted and released essentially at the same locations and with the same magnitude, as encountered under existing conditions. Show grades and proposed drainage patterns. The Drainage Report routing shows all the flow from the site entering the basin. The grading plan must show drainage patterns, grades, and drainage structures that support the Drainage Report. 10. The Drainage Report shows a grade break at the driveway entrance to the site. All flows are intended to be routed to the basin. The Grading Plan shows this grade break 50 ft. to the west. This will drain buildings 1 and 9 to Olsen Ave. Revise the Grading Plan or the Drainage Report. 11. Because building 4 is closer to the basin than 15 ft., place a note on the plan that the foundation for building 4 must be supported by at least four feet of engineered fill (as per the Geotechnical report). 12. Structures located in a floodplain must be elevated one foot above the 100-yr. peak WSEL. The floodplain ordinance (Tucson Code Chapter 26) defines structures as anything with walls and/or a roof. The attached garages are structures and must be elevated. The plan shows the FFE of these garages to be less than one ft. above the base flood. Re-design and properly elevate the garages. 13. Please note that all machinery and/or equipment (furnaces, hot water heaters, heat pumps, air conditioners, etc) must be elevated one foot above the base flood. Tucson Code Chapter 26 Section 5.2 14. In floodplain areas where fill is to be used to raise the elevation of a building site, the building line must be located not less than twenty-five feet land ward from any edge of the fill, unless a study prepared by a registered professional civil engineer shows a lesser distance is acceptable. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN. 1. On the general location map identify the nearest receiving waters within 1 mile. Form reviewing the City of Tucson Department of Transportation mapping site (TDOT), there is evidence of a watercourse, Wilson Avenue Wash, just south of the site. Include Wilson Avenue Wash as one of the nearest receiving waters on the location map. (Part IV.C.2.e) 2. Part of the goal of a SWPPP document is a user friendly document for the general contractor. On page 4 there is reference to amending the SWPPP on Figure 4-1. It is recommended to include documenting the changes to Appendix D. 3.
