The plans may not be approved prior to Site Plan approval. Stormwater Pollution Prevention Plans/Text must be included with a resubmittal. A Conditional Letter of Map Revision (CLOMR) will be required prior to issuance of grading plan approval. All applicable revisions to the Site Plan must be reflected on the Grading/Utility Plans. Approval is not recommended at this time. Additional Grading plan comments may be necessary upon resubmittal, depending upon the extent of Site Plan revisions. Please include a copy of the Site Plan for reference with the resubmittal, or, include the Grading and Utility plan/package with SWPPP's, and permit application with the Site/Floodplain Use Permit resubmittal package. The following comments are offered at this time: 1. Include specific reference to conformance with excavation and grading requirements outlined in the 2000 International Building Code (IBC) - local amendment (Chapter 36), in Paving and Grading Note # 7. Excavation and grading requirements may be accessed at the following site: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf 2. As noted in the summary above, a CLOMR will be required prior to issuance of Grading plan/permit approval. Submit three complete copies to City of Tucson Development Services Department (DSD). 3. Submit three copies of Stormwater Pollution Prevention Plans (SWPPP's) and text with a resubmittal. SWPPP preparation requirements/guidelines may be accessed at the following site: http://www.adeq.state.az.us/environ/water/permits/download/cswppp.pdf 4. Depict and label grading limits, provide the total area to be disturbed, and provide a legend for all symbols used on the plan. 5. Update the "Bluestake" number provided in General Paving and Grading Note # 13. 6. Please provide a copy of the soils report referenced in General Paving and Grading Note # 19. 7. Revise the activity number provided on sheet 1of 3 to the current DSD grading activity number. 8. Correct Paving and Grading Note # 26 to reference the current Floodplain Use Permit number and conditions (T04OT01040). 9. Add the following General Grading Note: Retention basin infiltration test results shall be submitted to Development Services Department - Engineering Division, upon basin completion, after 90 % grading construction is completed. The Certificate of Occupancy shall be held until function of the basin meets the design requirements as specified by the approved drainage and/or geotechnical reports 10. Specify all curb return radii onsite and in the public right of way. Minimum 25' radii will be required along Kino and Broadway Boulevards. 11. Clarify/correct the description for keynote # 9 (sheet 2 of 3). 12. Remove reference to the word "preliminary" on the plans, and ensure the signature of the sealant responsible for preparation of the plans is included on all sheets. 13. Provide retention/detention basin cross-sections, all inlet and outlet weir locations and details fully labeled and dimensioned. 14. Provide cross-sections for each property line, with all items/improvements depicted, fully labeled and dimensioned. 15. Depict roof drainage downspouts and corresponding sidewalk scuppers for conveyance of any roof drainage that may be proposed for discharge to sidewalk areas. 100% of the 10-year flow event must be conveyed under all sidewalk areas onsite. 16. Indicate whether all sidewalks are to be constructed, or if existing. General Comments: · As noted in the summary, additional comments may be necessary upon resubmittal, depending upon the extent and nature of site revisions, in response to Site Plan review comments. · The Tucson Department of Transportation (TDOT) may require a Private Improvement Agreement (PIA) for the necessary right of way improvements. Resubmittal shall include at a minimum of one copy of the Site Plan, 3 copies of revised Grading and Utility Plans, and 3 copies of SWPPP's with text, addressing all of the comments listed above.
