RESUBMITTAL REQUIRED: GRADING PLAN 1. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match. 2. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. 3. Sidewalks must be flood free for up to the 10-yr. event. Add a note to the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E 4. Detail 2 and 3 on sheet C2 is dimensioned with an architectural scale. For consitancy change to an engineering scale. 5. Add a legend to the grading plan. Show what indicates existing elevation and finish grades. 6. Show the depth of the water harvesting areas in the landscape border. Either by a general note or label on the plan. 7. Dimension from street centerline to the existing curb and the proposed sidewalk. DS 2-02.2.1.A21. 8. Show roof drainage. DS 2-02.2.1A. 9. Sheet C2 detail 2 and 3 depicts a swale adjacent to the property line. The minimum setback for the top of a cut or fill slope is two feet. This swale is too close to the property line. Revise the grading plan to show the required setbacks from the property line. Chapter 36 of the IBC. 10. Dimension the length and the width of the swales. |
