SUMMARY: The Grading Plan was reviewed by Development Services Department Engineering Division. The Grading Plan was not approved at this time.

Grading Plan comments:
1) The Development Plan must be approved before the grading plan can be approved. The Grading Plan must be consistent with the approved Development Plan. Include a copy of the approved Development Plan with the grading permit application.
2) The temporary basins are not discussed in the drainage report and there is no indication of the need or the purpose of these basins. If the basins are intended for stormwater sediment control, they should be only within the SWPPP. Otherwise, address the purpose and sizing in the drainage report. Clearly indicate when the temporary basins will be removed.
3) Revise the finish floor elevation for the building to reflect that the building will be a minimum of 6 inches above the top of curb as indicated in the drainage statement.
4) Rezoning conditions for the project include a requirement that the roof and paved area drainage be directed to water harvesting areas. Revise the grading plan to show compliance with this requirement.
5) Provide details and delineation of the required water harvesting areas.
SWPPP comments:
6) Provide a detail for the Concrete Truck Washout Area to show how concrete truck washout and surplus discharge will be prevented from entering any drainage structure.
7) Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over project specifications (including the ability to make modifications in specifications).
8) Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over day-to-day activities at the construction site.
9) Part IV.C.2.d. Provide an estimate of the pre-construction runoff coefficient.
10) Part IV.C.2.e. Revise the general location map so the project is in the approximate center and show a 1-mile radius around site.
11) Part IV.C.2.e. Include and identify receiving waters in the general location map.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering Review Section.

2. Two copies of the approved and stamped development/site plan, landscape and NPPO plans must be included with grading plan.

3. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan, may be walked through for stamps and site card sign off. submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

4. Zoning will re-review the grading plan on the next submittal for compliance with all zoning comments.
