Grading Plan Comments:

1- Call out all existing/proposed perimeter walls and provide wall openings were the wall encroaches on the 100-year floodplain.
2- Provide the contour line symbols (existing and proposed) in the Legend.
3- Show proposed grade breaks.
4- 10-year runoffs and roof drainage must be conveyed through scuppers underneath sidewalks. Verify compliance with this requirement.
5- Call out the name of the Wash east of the subject parcel.
6- Show the Wash (Drainageway) erosion hazard setback.
7- Demonstrate positive drainage in the bottom of the detention basin to prevent nuisance ponding.
8- Provide all riprap (any filter fabric?) and detention basin inlet and outlet construction details.
9- Submit a soils report, which addresses proposed slope stabilization.
10- Revise Key Note 15 to include that proposed cut and fill should be setback a minimum of 2' from property line.
11- Provide a construction detail for the refuse enclosure.
12- Section A on sheet 2 should show a thickened edge to minimize pavement deterioration.
13- Remove the reference to "Sheet DP4" in Sections "A and B" on sheet 2.

SWPPP Comments:

The Stormwater Pollution Prevention Plan (SWPPP) does not meet the minimum requirements of the construction general permit. Revise the SWPPP in accordance with the following comments and submit three copies of the revised SWPPP with your next submittal.

1. Part IV.C.2.e. Include a general location map (e.g. U.S.G.S. quadrangle, portion of a city or county map) showing 1 mile radius around site including receiving waters within one mile of the site. See Part IV.C.4 for a description of receiving waters.
2. Part IV.C.3.a. Identify on the map the estimated slopes after grading.
3. Part IV.C.3.b. Identify on the map areas of soil disturbance and areas not to be disturbed.
4. Straw bales should be installed across the 100-year floodplain limits of Banff Wash.
5. The silt fences should be removed within the 100-year floodplain limits of Banff Wash and replaced with straw bales.
6. Part IV.C.3.e. Identify on the map locations of offsite material, waste, borrow areas, or equipment storage.
7. The plan does not show any vegetative cover for stabilization purposes as stated in Section IV.1 PLAN. Clarify or revise as necessary.
8. Part IV.D.5.a.i Describe the location, size and retention capacity of the sediment basin and the areas that drain into them. Show that the basins meet the requirements of the general permit.
9. Part IV.D.5.b Describe where and what type of velocity dissipation devices will be used at discharge locations and along any outfall channel.
10. Part IV.D.7. Identify all allowable sources of non-stormwater discharges except for flows from fire-fighting activities
a. Describe how all non-stormwater discharges will be eliminated or reduced to the extent feasible
b. Describe how BMPs will be implemented for non-stormwater discharges
c. If superchlorinated wastewaters will be generated, describe how they will be dechlorinated or held on site until chlorine levels have dissipated, unless used for firefighting.
11. Part IV.D.8.a. Describe measures to be used to prevent discharge of solid materials to waters of U.S.
12. Part IV.D.8.c. Describe the location and type of all construction and waste materials stored on site. Provide for updates to the SWPPP as necessary..
13. Part IV.E.1. Describe procedure and activities to be used to maintain all erosion and sediment controls and other protective measures in effective operating condition
a. Describe procedures and activities to be used to maintain BMPs as soon as possible, if site inspections identify BMPs are not operating effectively
14. Part IV.E.2. Describe procedures and activities to be used to modify or add BMPs before next storm event, if necessary or as soon as practicable
