River Road, Suite 101 Tucson, Arizona 85718 SUBJECT: Eckerd Drug Store Grading Plan T04BU00219 (First Review) T14S, R14E, Section 09 RESUBMITTAL REQUIRED: Grading Plan and Drainage Report The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies with re-submittal. 2. The GP cannot be approved prior to the approval of the Site plan. 3. 5-year threshold retention is required per Stormwater Detention/Retention Manual Chapter II, 2.2, or submit documentation concerning waiver of retention requirements. 4. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 5. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 6. Add to grading notes and revise "WORK TO BE DONE" description: "All grading shall conform to all the provisions, regulations and amendments of the latest edition of the 2000 IBC" 7. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP. 8. Please reference the Site plan number (T04CM00294) near the title block. 9. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. Please edit paving note 10 accordingly. 10. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. Please edit paving note no. 8 to reflect this info. 11. Please complete Grading note no. 3. 12. On grading no. 14 add COT to Benchmark description. 13. Cut or fill slopes require a 2' minimum setback from property line. Drainage Report: 1. Please include a response letter to the comments along with the corrected copies with re-submittal. 2. Please submit 2 copies of the revised DR. Since there was no DR with this submittal, the comments are from the Site plan review. 3. 5-year threshold retention is required per Stormwater Detention/Retention Manual Chapter II, 2.2, or submit documentation concerning waiver of retention requirements. 4. Show the project address on the cover of the DR. 5. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. 6. Please revise all data pertaining to the amount of impervious area. It appears that the major portion of the property (West 2/3) is no longer impervious and must be considered like wise in the DR. The non-impervious area of the site may be used for calculating the retention requirements. 7. Provide the exist. Q100 for First Ave., a cross section and WSEL. The discharge onto First Ave. cannot exceed the maximum allowable street flow of 50 cfs per D.S. 3-01.4.4.A. All drainage must be accepted and released with the same location and magnitude at the property line. Please explain the concentration of flow at the East property line. McDonalds may have a problem with the concentration entering their site. Perhaps curb openings to match the existing conditions would be warranted here. Stormwater pollution prevention plan: 1.
