Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: GRADING PLAN 1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. 2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match. 3. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section13.1. This process must be complete prior to Grading Plan approval. It appears the west perimeter of the site has an excess of two feet above existing grade. Revise the plan as necessary. 4. Determine the erosion hazard setback for the Rillito. This must be shown on the grading plan. 5. Determine the FEMA floodplain limits. These must be shown on the grading plan. 6. Over 5000cubic yards of fill is considered "Engineered Grading." A Soils Engineering Report and an Engineering Geology report is required. IBC Chapter 36 Section 9.3. 7. Plan shows grading (cut and fill) up to the property line. See IBC Chapter 36 Section 14 for required setbacks. Revise plan accordingly. 8. Obtain written approval from Pima County for any proposed grading in the River Park easement. (Section 7 Sheet 6) The following items must be revised or added to the Storm Water Pollution Prevention Plan (SWPPP). Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN. 1. Provide identification of all operators and the areas over which each has control. Where an operator is unknown (such as a yet to be determined general contractor) leave space for the identity to be supplied later. Include this information on the plan and the narrative. (Part IV.C.1) 2. Provide existing data on soils and quality of site discharges. (Part IV.C.2.d) 3. On the location map show and identify receiving waters within 1 mile of the site. (Part IV.C.2.e) 4. Include a copy of the NOI on forms provided by ADEQ. Each operator is responsible for submitting a completed NOI to ADEQ and to the City of Tucson. (Part IV.F) 5. Identify off-site material storage areas used solely by the project. If off-site material storage areas are not going to be used please state so within the narrative. Off-site material storage areas are for chemical storage, stock piles, construction materials, etc. (Part IV.C.6) 6. Page 6, under the INSPECTION Section it states, "Any necessary revisions to the SWPPP due to the results of an inspection shall be completed within seven calendar days." Per IV.D.2.b If periodic inspections or other information is discovered that indicates a control has been used inappropriately, or installed incorrectly, the operator must replace or modify the control for site situations as soon as practicable and before the next anticipated storm event. Revise the narrative accordingly. 7. Include in the Record Keeping Section (page 7) of the narrative, "Dates when construction temporarily or permanently ceases on a portion of the site." (Part IV.D.4.c.ii) 8. Include the location on-site material, waste, borrow areas, and equipment storage areas on the site map (SWPPP Plan). (Part IV.C.3.e) 9. Include the location of surface water bodies on the site map (SWPPP Plan), i.e. Rillito River. (Part IV.C.3.f) 10. Any proposed drainage structures on Pima County property (i.e. adjacent to the Rillito) will require Pima County permit. Drainage structures in the Pima County River Park Easement must also be approved by Pima County. Obtain written approval from the county for all these structures. Approval of the proposed drainage plan by Pima County is required prior to SWPPP approval. 11.How does the site intend to control the generation of dust? Please address how the site will control dust generation. (Part IV.D.8.b) 12. On the inspection form include a section that the operator of the site certifies that the facility is in compliance with the SWPPP. |
