Approvals of the drainage report, site plan and grading plan are not recommended at this time. Please address the following comments: Prior to approval of the drainage report, the following items must be addressed/provided: 1. Observation of existing topography indicates existing flows appear to exit the site in sheet flow fashion across the northern (approximately) 100 feet of the west property line. The drainage report should clearly address this existing flow pattern, and should specify the exact weir location in order to replicate existing flow patterns as closely as possible, under developed conditions. Please address this matter in addenda or errata format, and provide specific recommendation(s) for returning flow to its natural, existing location and magnitude along the downstream property line. The site and grading plans should be revised accordingly (Standards Manual For Drainage Design and Floodplain Management - SMDDFM, Sec. 2.3.1.5 F.) 2. Provide an additional copy of the drainage report (2 total), and include one copy each of the site and grading plans (sheets 2.0, GP 1 & GP 2) as a part of the report. 3. Insure all the items listed in Section 2.3.1.6 A 4 (a-f) of the SMDDFM are included on the site and/or grading plans. A copy has been included for reference, and this standard may be accessed/downloaded at: http://tdotmaps.transview.org/mandr/Download (DS 10-02.0). 4. Provide retention basin percolation test results with a resubmittal. Test results and analysis must demonstrate stabilized infiltration rates within the allowed time of disposal, as stated in Section 3.5.1 of the Pima County/City of Tucson Stormwater Retention/Detention Manual (DS 10-01.0). SITE PLAN: 1. Please ensure all the items listed in Section 2.3.1.6 A 4 (a-f) of the Standards Manual For Drainage Design and Floodplain Management (SMDDFM) are included on the Site Plan. A copy has been included for reference (see comment # 2 above). For additional information, this standard may be accessed/downloaded at: http://tdotmaps.transview.org/mandr/Download (DS 10-02.0). 2. Previous comment # 6 has not been adequately addressed. Provide and label roof drainage direction(s), downspout locations and corresponding sidewalk scuppers for conveyance of drainage under all sidewalk areas (DS 2-08.4.1 E and 2-08.5.1 E). 3. Provide a typical wall opening note and/or detail demonstrating continued acceptance of existing offsite flows from the south. GRADING PLAN: 1. The grading plan must reflect all revisions to the site plan for this proposed development - please address all "redlines" on sheets GP1 and GP 2 and include for reference upon resubmittal. Please ensure the grading plans are consistent with any/all revisions to the drainage report and site plan, addressing the comments provided above, prior to resubmittal. 2. Please provide copies of the grading plan with a legible Engineer's seal and license number. 3. Include depiction of the southern perimeter cmu wall (site plan revision note1, of March 31,2004). Provide a typical wall opening note and/or detail demonstrating continued acceptance of existing offsite flows at grade, from the south. STORMWATER POLLUTION PREVENTION PLAN (SWPPP): 1. The SWPPP should reflect all pertinent revisions to the site and/or grading plans for this project. 2. The SWPPP may be approved upon grading plan approval and receipt of a copy or copies of signed owner/operator certifications.
