Approvals are not recommended at this time. The following comments must be addressed: Grading Plan: 1. Clearly depict and label grading limits. 2. Provide a Paving and Grading note that site grading shall be in compliance with the 2000 International Building Code (IBC) - local amendment (Chapter 36 - excavation and grading). 3. Provide a copy of the geotechnical engineering investigation prepared for this project (referenced in Paving and Grading note # 8) 4. Provide cross sections for all building perimeter areas and include existing and proposed floor elevations, adjacent grades, drainage swales and other conveyance and storage areas, fully labeled and dimensioned. 5. Provide proposed finished grades and sideslope information for all retention basins and water harvesting areas. 6. Provide all scupper inlet and outlet elevations. 7. Depict and label the proposed 8' wall with continuous opening note, as provided on the approved Tentative Plat/Development Plan (TP/DP), ensuring drainage conveyance along the north perimeter as approved in the drainage report and Tentative Plat Development Plan. 8. Delineate, label and dimension to the property line(s) in section A-A 9. Clarify all property boundary delineations on plan view. 10. Provide all existing sewer manhole rim elevations Mill and 17th Streets. 11. Provide existing spot elevations or topographic contour lines onsite and 15' minimum, beyond the property lines. 12. Label all new sidewalks, curbing, curb access ramps and other right of way improvements to be constructed to their specific City of Tucson/Pima County Standard Detail numbers (SD 200, SD 209, etc.), and provide a specific detail for each. 13. Depict all property pins and provide an appropriate symbol in the legend. 14. Due to concerns regarding post-construction basin infiltration, please add the following general grading note: "Infiltration test results shall be submitted upon basin completion, after 90% grading construction is completed. The Certificate(s) of Occupancy for commercial sites shall be held until functions of basins are determined to meet design requirements as specified per the approved drainage and geotechnical reports". 15. Please address or discuss the discrepancy between proposed elevations provided on the plan and those provided on the approved TP/D in a response letter. Specifically, proposed spot elevations in the parking areas have been raised approximately 1 foot and greater, raising drainage concerns for the southeast building (1B). 16. The pavement sections (1-4) provided on sheet 1 are not referenced on sheet 2. Please clarify where these sections are to be constructed on this project. 17. Provide all curb return radii for on and offsite curbing. Stormwater Pollution Prevention Plan (SWPPP): 1. Provide a copy of the signed Notice of Intent (NOI) forwarded to Arizona Department of Environmental Quality (ADEQ). 2. Provide reference to BMP-39 on the SWPPP, or provide the appropriate detail for the stabilized entrance on the plan. The SWPPP may be approved conditionally upon receipt of a signed and dated copy of the NOI, with the following conditions: a) Completion of and signing/certification of the Contractor's SWPPP report (Section 11.0), to be kept onsite; b) Completion/signing of the SWPPP owner/operator certification (Section 13). **** PLEASE NOTE**** A Private Improvement Agreement (PIA) may be, and separate right of way permits WILL BE required for all excavations, improvements or construction activity in the right of way, including installation of the stabilized construction entrance.
