The following items must be revised on or added to the site plan. Please attach a response letter with the next submittal, which states how all Zoning Review Section Comments regarding the Land Use Code and Development Standards were addressed:

1) The addition of two modular units to this site is a 25.6% expansion which requires a full code compliance review and the payment of a site review fee,
2) Per discussion with the property owner, the use of this site is Construction Service which is development designator "30". Revise code summary on sheet G1.1 and the Zoning and Use Information Schedule on sheet C1.1 as required (DS 2-02.2.1.A.31),
3) The height of the modular storage units must be added to the site plan (DS 2-02.2.1.A.6),
4) The south setback to the modular units must be 1.5 times the height of the modular units. Revise the site plan as required and dimension the south setback (DS 2-02.2.1.A.7, LUC 3.2.6.4),
5) Parking calculations must be added to the site plan (DS 2-02.2.2.B.4). Please add the length of the handi-cap space to the site plan (DS 2-02.2.1.A.8). A back up spur is required for the southern most parking spaces. See DS 3-05.2.2.D for details,
6) Bicycle parking calculations must be added to the site plan (DS 2-02.2.2.B.4). A minimum of two (2) class II spaces are required (LUC 3.3.3.5). The bicycle parking must be shown on the site plan fully dimensioned per DS 2-09 (DS 2-02.2.1.A.9),
7) The existing and future ½ Rights-of-way for Speedway Blvd must be added to the site plan. Include existing and future curb locations and sight visibility triangles (DS 2-02.2.1.A.10 & 19),
8) The minimum width of Parking Area Access Lanes (PAAL) is 24 feet. If 24 feet is not available, a board of adjustment variance may be applied for. If granted, the case number, date of approval, variances granted and conditions imposed, must be added to the site plan notes (DS 2-02.2.1.A.11 and 38, LUC 3.3.7.2),
9) Continuous pedestrian circulation is required from the Right-of-way to all structures and parking areas on the site. Revise the site plan as required (DS 2-02.2.1.A.12, DS 2-08),
10) The location and height of all existing and proposed free standing signage and lighting must be added to the site plan (DS 2-02.2.1.A.13 &25),
11) For Gross Floor Area (GFA) over 1500 square feet, one (1) 12'x35' loading zone is required. Revise the plan to show the loading zone and the area required for maneuvering (DS 2-02.2.1.A.14, LUC 3.4.5). Add loading zone calculations to the site plan notes (DS 2-02.2.2A.5),
12) All existing and proposed easements must be shown on the site plan including the location, width, use, and recordation information (DS 2-02.2.1.A.20),
13) Add the existing use to the site plan general notes (DS 2-02.2.1.A.31),
14) Remove the lot coverage calculation from sheet C1.1 and revise the FAR (there appears to be a math error,
15) Add the percent expansion calculation to the general notes on the site plan (DS 2-02.2.2.A.6),
16) Remove the gate along the south property line. No alley access is permitted.
