A Flood Use Permit is denied.

The following items must be revised or added to the plan. Please include a response letter with the next submittal that states how all comments have been addressed.

Resubmittal Required: Flood Use Permit Application, Plans, Drainage Report

1. A Grading Permit is required. Submit a grading plan and permit application with the next site plan / flood use permit submittal. At least 200 yds of fill has been placed between the residence and the west property line. There is a two ft. retaining wall along the property line. From the residence to this wall has all been filled (under the addition that was demolished). Fill of over 50 yards requires a grading permit.

2. Place a note on the plan that the entire property is in FEMA Special Flood Hazard Zone AE.

3. Hydrology Report is required which meets the format requirements of the Standards Manual for Drainage Design and Floodplain Management SMDDFM 2.3.1. The Report must be sealed by a Registered Professional Civil Engineer.

4. The Hydrology Report must provide an encroachment analysis. which shows that all proposed (and unpermited) structures including additions, walls, and fill will not increase the base flood elevation by more than .1 ft. Also the Hydrology Report must size all wall openings. Encroachment into the floodplain has already occured without permits. On the west property line there is a two foot retaining wall. On the south preperty line there is a six foot wall. There is a three foot wall between the pool and the west property line. There is a three foot wall from the structure to the east property line. Encroachment into the floodplain has occured along the entire west side of the property. Approximately two foot of fill has been placed between the retaining wall on the west side of the property and the house (where the addition was demolished and the floor still remains). The hydrology report must address all of these encroachments.


5. The contractors estimate of the proposed improvements to the existing structure appears to be low. Please submit an estimate that itemizes all materials and labor. The estimate must include the cost of all replaced mechanical equipment (furnaces, hot water heaters, a/c units, etc
