A Flood Use Permit is denied.

The following items must be revised or added to the plan. Please include a response letter with the next submittal that states how all comments have been addressed.

Submittal Required: Appraisal

1. The floodplain limits shown on the plan are incorrect. FEMA Panel 1643 shows that the entire property is in Special Flood Hazard Zone AE. Place a note on the plan to that effect.

2. Hydrology Report is required which meets the format requirements of the Standards Manual for Drainage Design and Floodplain Management SMDDFM 2.3.1. The Report must be sealed by a Registered Professional Civil Engineer. The report suppled does not meet the format requirements specified in the Manual.

3. The Hydrology Report must provide an encroachment analysis which shows that all proposed structures including additions and walls will not increase the base flood elevation by more than .1 ft. Also the Hydrology Report must size all wall openings.

4. The Hydrology Report must determine the erosion hazard setback limit. This limit must be shown on the Site Plan. New detached structures will not be allowed in the erosion hazard setback. A structure is defined in the floodplain ordinance as a walled and/or roofed building. Therefore, the Ramada is considered a building (since it has a roof) and will not be allowed within the erosion hazard setback limit.

5. All improvements made to the structure since 1982 must be included in the value of improvements. The assessors records show that 941 sq. ft of addition was constructed in 1990. The garage was also built at that time. Also the porch (595 sq ft) built in 2001 must be included in the improvements. All of these improvements must be included in the total cost of improvements.




6. Provide an appraisal by a licensed appraisor valuing the individual components of the structure. The appraisal must provide a current value of the structure built prior to 1982 and a current value of all the improvements built after 1982. The value of the improvements built after 1982 can not exceed 50% of the value of the structure built prior
