SUMMARY: Engineering Division has reviewed the Drainage Report and Site Plan received on 6 January 2004. Approval of the Site Plan is not recommended at this time. The following comments must be addressed prior to resubmittal:

SITE PLAN COMMENTS:

1. The Major Streets and Routes (MS&R) sight visibility triangles must be drawn from future curb location. The future curb and right of way lines depicted do not correspond with current right of way information available, and must be revised (see Public Improvement Plans I-84-041). An additional 15' of right of way widening must be indicated on the plan, on the south side of Irvington Road with a 9' sidewalk area incorporated into this area, in accordance with the Major Streets and Routes Plan. Please note that any required drainage improvements, such as the detention basins, may not be permitted within the future right of way. (Development Standards - DS 2-02.2.1.10 and 3-01.5.1 B 2);
2. Written authorization from Environmental Services Department for curbside pickup must be provided with a resubmittal (ref. previous comment # 5, "A centralized refuse provision is required for all new commercial developments, in accordance with DS 6-01.0. Please revise note # 21, or provide written authorization from Environmental Services Department for collection service as indicated"

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Based on the class 2 bicycle parking detail there is not enough room to fit the two proposed posts to park four bikes as shown. Revise the length of the bicycle to be 6 feet on the bicycle parking detail. Revise the detail to be consistent with the calcs which indiate only two bicycle parking spaces are provided/ required. Also, add a dimensioned 5-foot maneuverability area on the detail plan per DS 2-09.
