COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please add the legal description of the property on sheet one. The legal description must be based on the new lot configuration. Per a site plan note regarding the alley along the west property line the owner is requesting the city abandon the alley. It is my understanding that the City is also requesting that dedication of land for the future right-of-way be made dedication of a spandrel and completion of the cul-de-sac bulb. I did not find documentation from the owner or the City of Tucson Real Estate Division related to the abandonment or the required dedication. This site plan may not have final approval until the abandonment of the alley and dedication of right-of-way been approved and recorded. DS 2-02.2.1.A.2

2. Add the legal description of the parcel. This site is to be combined with the abandoned alley and will lose Campbell Avenue street frontage property due to dedication of land for future right-of-way and roadway widening. The legal description must be based on the new configuration of the lot. Please revise the distance and bearings based on the new configuration and list the docket and page numbers related to the alley abandonment and right-of-way dedication. DS 2-02.2.1.A.2 and DS 2-02.2.1.A.5.

3. Please add an overall building setback dimension from the future back of curb location on Campbell Avenue and from the nearest edge of travel lane on King Street. The building setbacks for both Campbell and King are based on 21 feet or the height of the structure from future back of curb and nearest edge of travel lane respectively. In addition add the overall building setback dimension from the new west property line to the carport structure. The building setback from the west property line is based on one and one-half the height of the structure.

Please clarify what type of waiver the owner is seeking for the carport structure. The building setback for the carport structure could not be verified at this time because the height was not listed. The carport structure does not meet the minimum building setback based on a minimum building height of nine feet from grade. The carport must be removed, relocated, or and LDO applied for if the adjacent owner has an objection to the placement of the structure closer than the required building setback. If the adjacent owner's waiver for the proposed carport building setback is sought, please insure that the waiver notice is written and signed by the adjacent owner on the site plan. The exact building setback and a detail drawing of the proposed carport with height dimensions must be shown on the plan. It is important that the building setbacks and the detail drawings of the carport are available for the adjacent owner to see and review prior to his signing off on the building setback waiver. DS 2-02.2.1.A.7

4. Per DS 2-02.4.1 Sidewalks will be provided from each street on which the project has frontage. A sidewalk was provided from the King Street right-of-way and must be provided from the Campbell Avenue right-of-way. The sidewalk must be a minimum of four feet wide, must connect to the on site pedestrian circulation, and must be handicap accessible. Provide the sidewalk as required. DS 2-02.2.1.A.12

5. Demonstrate maneuverability into and out of the of the loading zone and dumpster areas. See related comments from the Engineering Section reviewer. DS 2-02.2.1.A.14

6. List the existing use of the property and add to general note 2 the following "DD 30". DS 2-02.2.1.A.31.

7. Please insure that any changes made to the site plan are coordinated with the landscape plan. DS 2-02.2.1.C

8. Revise all Land Use Code data information such as FAR, Lot Coverage, Gross and Net Lot Areas etc. due to additional changes requested by the COT Transportation Department changes to the site as it relates to the dedication of right-of-way, spandrel dedication, alley vacation, and cul-de-sac completion. Revise listed information as required.
