A Flood Use Permit is denied.

The following items must be revised or added to the plan. Please include a response letter with the next submittal that states how all comments have been addressed.

Resubmittal Required: Flood Use Permit Application and Plans

1. The Finish Floor Elevation (FFE) of the addition must be at a minimum elevation of 2406.8 feet above sea level, national geodetic vertical datum (NGVD), 1929. Each sheet of the plan must show this elevation and specify the datum. Please correct the drawings.

2. When an addition is a substantial improvement (over 50% of the value of the existing structure), the addition must be elevated as specified in comment 1. The existing structure does not need to be elevated if only a doorway is planned between the existing structure and the addition (ie retention of the common wall), and if only minimal finishing is done to the existing structure. If significant improvements are intended for the existing structure, both it and the addition must be elevated. The plan shows significant improvements are being made to the existing structure. Part of the roof is being replaced and it will tie in to the addition. This is also beyond minimal finishing. The existing structure must be elevated or the significant improvements to the existing structure must be eliminated.

3. A Hydrology Report is required to address the encroachment of all proposed structures in the floodplain (including the addition and the front patio wall). See Standards Manual for Drainage Design and Floodplain Management 2.1.2 and 2.3.1 for specific requirements. The Report must be completed by a Registered Professional Civil Engineer. Floodwaters must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The report must address flow through conditions. The report must specify whether or not wall openings are required and size the openings if required. Also, the rise in water surface elevation due to the encroachment of the proposed structures can not be greater than 0.1 foot.
