Please address the following review comments prior to the next submittal. Floodplain Use Permit: 1. An addition to an existing structure in the flood can only be comprised of 50% of the actual value of the house alone (the lot is not included in the price). For example the if the existing residence is worth $100,000, excluding lot, then the cumulative addition(s) can not exceed $50,000. It appears that you will not exceed or near the 50 percentile with the proposed addition. If in the future you decide to exceed this percentile, then the entire residence (existing and proposed) must be raised to 1 foot above the base flood elevation. 2. Show the calculations on the site plan and the list source, i.e.: Price of existing house alone = $100,000 Proposal by Licensed contractor (list source) = $50,000 Also include a note stating what the percentage is. Also provide the cost estimate by the licensed contractor for the records department in the re-submittal.
