CODE SECTION/ DEVELOPMENT STANDARD

1. Provide a copy of the recorded City of Tucson lot combination covenant and a copy of the approved Pima County Assessors Tax Combination form. Site plan may not be approved until these documents have been provided. (D.S. 2-02.2.1.A.2)

3. Provide the residential density calculation.

4. LUC Sec. 3.3.4 "Multi-family Dwellings" requires 1.5 spaces per unit for a one-bedroom unit. Two (2) one-bedroom units require three (3) vehicle parking spaces. Delete the visitor parking space from the required parking calculation as it is not required. Note the total number of vehicle parking spaces provided for the residential units. (D.S. 2-02.2.1.A.8)

5. Correct the net area square footage. (D.S. 2-02.2.1.A.8)

6. Restrooms and platform must be included in the commercial vehicle parking calculation. (D.S. 2-02.2.1.A.9)

7. Provide a copy of the last approved site plan and vehicle parking calculation for the banquet hall to verify if sufficient vehicle parking may be used for the proposed site. The Banquet Hall is parked at one (1) space per 50 square feet of gross floor area. Once the vehicle parking calculation has been verified by the Zoning Review Section, a copy of the recorded cross access agreement must be provided for Development Services Department records. (D.S. 2-02.2.1.A.11)

11. Under note number one (1), the residential use is listed as Family Dwelling RCP-9. This review is based on Multi-family residential development designator O. Please note the proposed residential land use as "Family Dwelling development designator O". If the site is proposed as an RCP, a tentative plat and final plat will be required. (D.S. 2-02.2.1.A.31)
