CODE SECTION/ DEVELOPMENT STANDARD 1. Per Pima County Assessors Records, the site is comprised of three (3) separate lots which must be combined into one by providing a copy of the recorded City of Tucson lot combination covenant and a copy of the approved Pima County Assessors Tax Combination form. Attached is a copy of the City of Tucson lot combination covenant. Contact the Assessors office for information regarding the Pima County Tax Combination form. (D.S. 2-02.2.1.A.2) 2. Clarify the proposed building height. Building setbacks may not be verified for compliance until this information is clarified. (D.S. 2-02.2.1.A.6) 3. Per LUC Sec. 3.2.6.4 perimeter yard indicator "CC", residential uses adjacent to O-3 zoning must be setback a distance based on the height of the exterior building wall. It does not appear that the building setback required from the east lot line meets the aforementioned LUC section. If a LOT Development Option (LDO) is applied for to request a setback modification please contact Frank Podgorski at 791-5550 for information on this process. (D.S. 2-02.2.1.A.7) 4. Note the number of bedrooms in each unit under the vehicle parking calculation to verify compliance. Refer to LUC 3.3.4 "Multi-family Dwellings" for required parking. (D.S. 2-02.2.1.A.8) 5. If the new storage facility will be used for commercial use, please include the square footage in the parking calculation. If it is proposed for residential use, please add a note, which states that the storage is for residential use only. (D.S. 2-02.2.1.A.8) 6. Per LUC 3.3.3.5, a minimum of two (2) Class II bicycle parking spaces are required for the commercial use portion of this project. Revise the bicycle parking calculation and provide a fully dimensioned bicycle parking space detail per D.S. 2-09 standards. If applicable, provide verification, in writing, of City Engineer approval to utilize the public right of in order to meet code-required landscaping standards. 3) Per DS 2-06.3.3.E "Parking spaces may be designed so that the front of a vehicle overhangs into planter areas that are within a vehicular use area but cannot overhang into the street landscape border." Revise the plans as necessary to eliminate any vehicle overhang into street landscape borders. 4) Per LUC 3.7.3.2.C "Screens may be located within the street landscape border, if the following criteria are met. 1. The street landscape border is a minimum of ten (10) feet wide. 2. Hedges and other vegetative screens shall not extend more than three (3) feet into the street landscape border. If, based on the growing characteristics of the type of plant used, the ultimate width of the vegetative screen will be greater than three (3) feet, the vegetative screen must be sufficiently set back from the landscape border to accommodate the wider growth." Revise the proposed screening to comply with the code section. |
