CODE SECTION/ DEVELOPMENT STANDARD

1. Provide a fully dimensioned detail of the handicap parking space ramp. Refer to ANSI A117.1-1998 Sections 406 and 502. Indicate the slope of ramp, direction of slope, and width of sidewalk. (D.S. 2-02.2.1.A.8)

2. Per LUC Sec. 3.3.3.5, If the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). You may substitute Class II spaces for Class I. Revise parking calculation as required. (D.S. 2-02.2.1.A.9) (D.S. 2-02.2.2.A.4)

3. Per LUC Table 3.3.7-I (90 degree) parking space must have a 24 foot wide PAAL. The farthest space to the east does not have 24 feet behind it, revise as required. (D.S. 2-02.2.1.A.11)

Resubmittal Required: Site Plan

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

1. It is not clear on the plan if the sidewalk along the street frontages is existing or proposed or some of both. The existing sidewalk can remain in its current location. However, any new sidewalk must meet standards. Any new sidewalk along Oracle must be 6 ft. wide. All new sidewalk must be located 3 ft. from back of curb. Also, sidewalk is required along the entire Laguna street frontage. The plan shows sidewalk along just the proposed developed area of the lot. This is incorrect. Show sidewalk along the entire frontage. Label and dimension both existing and proposed sidewalks

2. The plan shows both a 28 ft. and 20 ft. ½ right-of-way for Laguna. It appears that the 20 ft. ½ R.O.W. is incorrect. It appears that this dimension is actually to face of curb. Correct.

3. Oracle is an MS&R route. Because of the intersection with Miracle Mile the standard MS&R width for Oracle does not apply. Obtain written approval from Tucson Department of Transportation for the proposed street design and width.

4. Place a note on the plan that all roof downspouts will be routed under any adjacent sidewalk. Sidewalks must be flood free for up to the ten year event. DS 2-08.4.1.E
