SUMMARY: Engineering Division has reviewed the site plan received on February 22, 2003. Approval of the Site Plan is not recommended at this time. The following comments are offered:


SITE PLAN COMMENTS:

a) Provide a basis of bearing, per Development Standard (DS) 2-02.2.1.5.
b) Depict maneuverability area for the loading zone, fully dimensioned (DS) 2-02.2.1.14.
c) Depict drainage patterns and finish grades on the site plan (DS 2-02.2.1.16).
d) Provide estimated cut and fill quantities (DS 2-02.2.1.17).
e) Label and dimension the right-of-way for Julian Avenue (DS 2-02.2.1.19)
f) Provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations with benchmark based on City of Tucson (COT) datum, including COT Field Book and Page numbers (DS 2-02.2.1.23).
g) Depict refuse container size and access thereto, fully dimensioned (DS 2-02.2.1.32).
h) Provide a pavement section detail or note for surfacing requirements for the refuse provision and loading zone maneuverability areas (D.S. 3-05.2.3 A and D.S. 6-01.0).
i) Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with Mayor and council policy directive and the City of Tucson's Land Use Code, section 3.7.4.3 B.
j) Label existing edge of pavement and increase font size for callout note #'s 23 and 26 (see "blueline" comments on sheet AS1.0).

NOTE: A grading plan may be required for this project. Grading permit requirements are based upon earthwork (cut/fill) quantities.
