T03OT00352 ADDRESS: 1693 West Grant Road PROPERTY OWNER: Don and Sandra Cope The applicant is authorized to use a portion of the City of Tucson Special Flood Hazard Area (100-year Floodplain) on the property described as: Grant-Dragoon Industrial Park Lot 24 (10923/1329). For the purpose of constructing a new paint booth within an existing structure. Review of this Floodplain Use Permit application for an interior improvement to an existing, non-conforming structure at 1693 West Grant Road has concluded that the proposed improvements are equal to approximately 15 % of the current market value of the structure, as shown on the latest assessor's rolls. When cumulative improvements to this structure equal or exceed 50% of its current market value, no other improvements will be permitted unless the structure is brought into compliance with the City of Tucson Floodplain and Erosion Hazard Management regulations. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Management, and Watercourse Amenities, Safety and Habitat regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Management Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The applicant attests that the documents submitted for the Substantial Improvement evaluation are all of the improvements and or repairs that will be done to, or within the existing building under this permit, and that all additions, improvements, or repairs to the subject building are included in the plans and/or documents herewith. No other repair, reconstruction, addition, or remodeling has been made to the subject building that is not included in the attached construction plans and documents. The following conditions shall apply to this permit: 1. All work shall conform to the attached plans and documentation, which are made part of this permit. 2. This permit is solely for the purpose of removing the existing, and constructing a new paint booth with accessory equipment described as exhibits A, B and C (attached), ductwork, and associated labor as described in the submitted documents. 3. Existing drainage patterns at the property lines shall not be obstructed in any fashion. No walls, fences, or other obstructions shall be erected or stored on the property without first having obtained a floodplain use permit for such, from this office. 4. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Permit #T03OT00352. For information please call 791-5550." 5. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 6. This permit becomes invalid and is subject to additional floodplain review, if any development, alteration, storage, or similar land use results in an improvement or change to the existing structure, or site. This Floodplain Use Permit becomes invalid and will be automatically revoked if conditions set forth in this permit are not complied with. This permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval by the City of Tucson Development Services Department -Engineering Division.
