The following items must be revised on or added to the site plan. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed:


1) The address on the site plan should match that on the site review card. Revise as required,
2) It is important to understand that Zoning certification may not be granted until the site plan is approved and all improvements are completed and inspected,
3) The site plan must demonstrate compliance with the site plan that was approved by the Board of Adjustment (C10-97-86). This is to include any improvements along 4th Avenue and in the existing parking lot and additional items listed below,
4) All landscaping shown on the B of A approved plan must be added to the site. This includes any vegetation which has already been planted but is no longer alive,
5) Revise current use under site data to "alcoholic beverage service",
6) Since this site is made up of several lots, a Pima County Lot Combo form must be submitted to Pima County and the attached lot combination covenant attached must be completed and recorded prior to approval of the site plan,
7) A "do not enter" sign must be placed at the egress location proposed along 5th Avenue,
8) The proposed pedestrian refuge which is to provide pedestrian access to the staircase in the new parking lot must be physically separated from the vehicle parking spaces adjacent to the stripping,
9) The property is current split zoned. Please revise the site data to include both zonings and the zoning line must be added to the site plan,
10) The location of the proposed PAAL may require the relocation of the dumpster, regardless of dumpster ownership. Relocation of the dumpster will require that the new dumpster location and enclosure meet current code requirements,
11) Use of the right-of-way must be approved by Department of Transportation and Real Estate,
12) Installation and inspection of perimeter outdoor lighting per the Board of Adjustment conditions is required prior to Zoning certification.
