SUMMARY: Engineering Section has reviewed the floodplain use permit application received on February 26, 2002. Floodplain approval is not recommended at this time - resubmittal is required. Please address the following comments:

FLOODPLAIN USE PERMIT COMMENTS

1. Please provide a copy of the approved hydrology report addendum, referenced in the lot split approval letter dated November 17, 2000;
2. Depict the 100-year floodplain limits and erosion hazard setback on the Site Plan (Development Standard - DS - 2-02.2.1.15 & Tucson Code, Sec. 26-11.2);
3. Depict drainage patterns and finish grades (DS 2-02.2.1.16);
4. Provide estimated cut/fill quantities (DS 2-02.2.1.17);
5. Provide recording information, with Docket and Page noted, for the 10' Drainage Easement (DS 2-02.2.1.20);
6. Depict existing topographic contours at intervals not exceeding 2' and/or spot elevations as pertinent, with bench mark based on City of Tucson Datum, including City Field Book and Page number (DS 2-02.2.1.23). Requirements for development in federally mapped floodplains stipulate that finished floor and service facility pad elevations are certified by a state-registered land surveyor or civil engineer, based upon National Geodetic Vertical Datum (NGVD). Please provide elevations and benchmarks with descriptions, or conversion calculations providing elevations under both datums, on the site plan.
7. Depict and label the required drainage openings with sizing and spacing noted (16 - 4" diameter) openings on the west perimeter wall, in accordance with the provisions of the approved hydrology report;
8. Depict and label the required riprap erosion protection for the drainage (easement) discharge into El Rio Wash, at the northwest corner of the property. Rock size (D50) and thickness (t) should be noted on the plan. A separate permit will be required for continuation of the riprap pad in the public drainageway. Contact City of Tucson Department of Transportation (TDOT) Permits and Codes Section at 791-5100 for permit information.
9. Provide a note on the plan stating that no additional walls, fences, or structures will be allowed in floodplain areas without a separate floodplain use permit.
10. A $150.00 drainage review fee is required upon resubmittal (Tucson Code, Sec 26-11.2 i).
