SUMMARY: Engineering Section has reviewed the floodplain use permit applications received on January 7, 2003. Floodplain approval is not recommended at this time. Please address the following comments prior to resubmittal:

FLOODPLAIN USE PERMIT COMMENTS

1) Provide a hydrology report, outlining the effects the development will have on the flow of water through the area being developed and the surrounding areas. The report shall demonstrate compliance with the items listed in the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM), Sections 2.1.2, 2.3, 5.2 (1-5) - Development Standard 10-02.0. Tucson Code, Section 26-11.2 (a) 2 (e). The items specified below outline the minimum content requirements necessary for a proper review:
a) The report shall address minimum finished floor elevations for each proposed structure, and applicable pads for utilities;
b) Clearly depict and label the regulatory floodplain limits, with water surface elevations, under existing and developed conditions;
c) Discuss the effects of the development on flood heights, water velocities, erosion protection recommendations, existing channel size, and the resultant effects on structures and properties affected by the regulatory floodplain;
d) Demonstrate compliance with floodway fringe development, outlined in Section 26-5.2, Tucson Code.
2) A grading plan may be required for this project.
3) On exhibit titled "Site Plan", please remove depiction and label for keynote # 20. For all sites, the trash pick-up areas shall be curbside, or otherwise specified by Solid Waste, and no striping for trash pick-up areas will be allowed in street.
4) A $150.00 drainage review fee will be required with the resubmittal, in accordance with Section 26-11.2 (i), Tucson Code.
5) Please provide the City's JE account number for the processing of fees for this project.
