1. Please provide a density calculation showing the number of units per acre proposed. With 10 units proposed on a 38,173 square foot (0.88 acre) site the density would be calculated as follows: 10 units ¸ 0.88 acres = 11.36 units per acre. Maximum residential density allowed in the R-2 zone is 15 units per acre.

2. To adjacent R-2 zoned property (to the east and west) the required building setback is the greater of 10 feet or ¾ height. To adjacent commercial zoned properties (to the north) the required setback is the height of the building. From the street front property line the required building setback is the greater of 20 feet or 1-1/2 times the building height. Please provide a table listing these required setbacks on the site plan. The proposed patio covers dimensioned at 7 feet from P/L and the proposed building heights of 24 feet dimensioned at 16 feet from P/L will require Lot Development Options for both the east and west sides of the property. Please submit to the Planning Department an LDO application along with the required three copies of a site plan with Zoning Review comments and three copies of elevation drawings.
