COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD

1. The lot split exception must be approved prior to site plan approval. Please provide 2 copies of legal descriptions for each of the 9 lots proposed along with two copies of the survey drawing. After an OK to record is given, upon recordation add the docket and page numbers and provide copies of address certificates to the Zoning Review Section for final approval of the lot split.

2. Applications within the Rio Nuevo and Downtown (RND) shall be reviewed in accordance with Chapter 23A of the Tucson Code, Sec 23A-50. The application must include a Design Context and Compatibility Report (DCCR), which must be reviewed by the Design Review Board. (See DS 9-05.2.0 for content requirements for the report).

3. The PAAL must be paved in accordance with LUC 3.3.7.3. A board of Adjustment Variance is required to allow decomposed granite to be used as the PAAL surface material. If a variance is approved add the case number, date of approval, what was approved and conditions of approval as a general note

4. A minimum 4-foot sidewalk must be provided adjacent and parallel to any PAAL on the side where buildings are located. There must also be an additional foot provided for pedestrian refuge for a total of a 5- foot setback between enclosed structures and PAALs. A DSMR must be approved to allow the proposed buildings to be immediately adjacent to the interior PAAL.

5. The certificate of occupancy for the proposed units located on lots 8 and 9 will not be issued until improvements (paving, curbs and sidewalks) are provided to North Perry Avenue.

6. A cross access agreement must be recorded for the interior PAAL which runs across private property lines. Provide documentation for the recorded agreement to the Zoning Review Section and add the docket and page numbers to the plan.

7. A pedestrian easement must be recorded for the proposed sidewalk along the west side of Perry Avenue, which runs across private property. The easement should nclude the dumpsters and trash pickup area, which are also located on private property. Provide documentation for the easement and add the recordation information to the plan.

2. Show lot, street, and roof drainage. DS 2-02.2.1.A.16

3. Place a note on the plan that all roof downspouts will be routed under any adjacent sidewalk. Sidewalks must be flood free for up to the 10 yr. event. DS 2-08.4.1.E

4. If it is intended that drainage cross any street sidewalk, provide scuppers as appropriate. Show on plan. DS 2-08.4.1.E

7. The plan shows the sidewalk on Perry crossing the PAAL entrance. This should be a driveway apron. Depict this on the plan.

8. Show sight-visibility-triangles for the driveway entrance on Perry. (near side 185 ft., far side 110 ft.). DS 3-01.5.3

9. Show sight-visibility-triangles for the corner of Court and Franklin. The svt shown on the plan along Court is incorrect. It should measure 110 ft. (not 185 ft.). The svt along Franklin should measure 180 ft. (not 185 ft.).

10. Show the sight-visibility-triangle at the corner of Franklin and Perry (far side only 110 ft.).

11. Standard sidewalk width is four feet located three feet from back of curb. Dimension the sidewalk area appropriately on the plan. DS 3-01.3.3.B.1 and 3-01.4.1.A.1.a

12. Show a few finished grades on each lot. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section13.1.

13. Show existing topographical contours at intervals not exceeding two feet and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A23
