03/10/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) A landscape plan per DS 2-07 is required. The site is subject to the provisions of LUC 3.7. See also DS 2-06 for additional information. Plans will not be accepted for further review without the required landscape plan. The following comments are based on a cursory review of the site plan, additional comments may follow review of the required landscape plan.

2) The site is required to provide screening per LUC table 3.7.2-I. The commercial use, and specific uses such as loading and dumpster areas must be screened when adjacent to a major street. Revise the site and landscape plans as necessary to comply.

3) The site is subject to the provisions of the Gateway Corridor Zone LUC 2.8.4.2. Per LUC 3.7.3.7.D.2 "Nonwood fences, such as chain link, may not be used along a street frontage along a Gateway Route". Revise the plans as necessary to comply the requirements.

4) Per LUC 3.7.3.A.1.c "An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four
(4) feet in width, must be provided for each canopy tree". Revise the plans as necessary to provide at least the minimum size tree planters.

5) Per LUC 3.7.2.3.B "Plant Protection. Areas where plants are susceptible to injury by vehicular or pedestrian traffic must be protected by appropriate means, such as curbs, bollards, or low walls." Revise the plans to include the necessary barriers around or adjacent to all landscape areas.

6) Per DS 3-05.2.3.C "A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the
property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site." Revise the plans to provide barriers as indicated in the standard.

7) Revise the site and landscape plans to comply with the requirements of the Major Streets and Routes Setback Zone.
Per LUC 2.8.3.5.F " An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City." Provide site and landscape plans that demonstrate MS&R Plan compliance. Upon acceptance of the plans a covenant as described above will be required. A version of a suitable covenant is available online @ http://www.ci.tucson.az.us/dsd/Major_Streets_Covenant.pdf

8) The tree planted near the dumpster may conflict with the requirements of DS 2.06.3.5.H which states "Trees are to be planted an appropriate distance from refuse dumpster locations and loading spaces so that the tree canopy, at maturity, does not obstruct service." Revise the plan to comply with the standard.

9) Keynote 9 on sheet A-1 indicates an existing decorative couse in the parking area. See LUC 3.3.7.3 for surfacing requirements and revise the plan as necessary to comply.

10) The street landscape border must comply with 3.7.2.4.A.4. Revise the plans to provide a minimum of 50% groundcover. Provide calculations per DS 2-07.2.2.A.2.g.
