All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned along with the redline prints. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. 3. Remove "Addition Alternate" notes throughout all plans or remove addition. Site Plan 1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists. Foundation Plan 1. Anchor bolts require a minimum 7" imbedment into concrete per note 6, page A6. 2. Show Foundation for porch. 3. Details 11& 12: Note 16" min. footing size. Floor Plan 1. Locate and Identify brace wall locations. 2. Add dimensions to floor plans. 3. Provide window dimensions, as well as the operable portion of each, for all windows, existing and new. 4. Window 5, adjacent exterior hallway door needs to be tempered glass. (<2' from a doorway) Structural Plans 1. Provide roof-framing plan for porch; Include ledgers, posts, beams, rafters, roofing material and all connections. 2. Detail the 6x10 beam to adobe wall connection. Include post sizes and foundation connection if applicable. 2. Provide roof Live and Dead Loads 3. Provide bracing details and notes for exterior frame walls and main cross stud partitions, or use fully braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, exposure "B". 4. Roof Diaphragm: OSB on roof needs to extend all the way to the rimboard to complete the roof diaphragm. 5. Detail all brace wall connections from the foundation to the roof plywood. Sections - Details - Misc. notes 1. Provide moisture barrier between adobe and OSB sheathing. Detail attachment of OSB to adobe. 2. Clarify detail callout 3/A7. What is being detailed? 3. Callout bolt sizes in detail 2/A6. Elevations 1. Note and specify all roof slopes appropriate to material (porch roof slope and material not specified) per R905. 2. Provide attic ventilation calculations. Plumbing Plans 1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Note and specify that shower enclosures shall have a minimum finished interior of 1024 sq. in. and shall be capable of encompassing a minimum 30" circle per UPC sec 410. 3. Indicate location of vents on plan view. 3" two way clean-out is not located for 2-way 4. On isometric drawing of waste lines, P4 and P5 are on the same trap arm. 5. Gas: Provide the length of line to each appliance, size of each branch and total developed length from meter to most remote appliance on the system per UPC 1217.2. Based on the BTU demand shown on the plan as well as scaled length of run, you will require at least a 1" feed from the meter. 6. Provide pressure and temperature relief valve at the water heater. This must terminate at he exterior between 6 and 24 inches above grade facing down. 7. Note on plans that shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. Mechanical Plans 1. Note on plans: Mechanical work shall comply with chapters 18-24 2000 IRC 2. Water heater vent (note 18) is inadequate to provide venting for both furnace and water heater. Resize according to M1805.3. Electrical Plans 1. On the panel schedule, you have shown #10Cu wire for the 50A a/c circuit. IRC requires a minimum #8 copper for 50A. 2. The receptacle provided adjacent to the basin in each bathroom must be on a separate 20A circuit with no other outlets per E3603.4. 3. All receptacles on kitchen counters must have ground fault circuit interrupting protection. Note on drawings at each outlet requiring such protection per R3802. 4. Two separate 20amp circuits with no other outlets served per E3603.1 shall serve kitchen countertop circuits. Either or both of these circuits may also serve the dining room. 5. Smoke detector is required in the room leading to the master bedroom. 6. Light is required outside the master bedroom ext. door. 7. 3 - 2/0 copper wire is insufficient to carry 200 amps. Resize per table E3605.1. Model Energy Code 1. Provide energy calculations per the IECC, or comply with IRC chapter 11. 2. Callout on plans the "R" values for insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
