01/13/2004 | EROSE1 | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q The applicant inquired about the 3-hour wall indicated on the floor plan and whether this was required by code. It appears that this 3-hour wall is not required by code based on the information provided. If is the applicants desire to remove the 3-hour notation placed on this wall then the architect of record needs to make this revision. ARCHITECTURAL: q The side grab bar at the toilet appears to be too short. It is not dimensioned on the plans however it scales at 24" long. This grab bar needs to be 42" long and mounted 12" minimum from the rear wall [ANSI A117.1-1998 Sec. 604]. Also, there does not appear to be enough room to meet this requirement because of the door to the restroom leading from the lobby. STRUCTURAL: q Page 5 of the structural calculations indicates that the joists are to be 14 gage. There are three locations on the plans where the joists are indicated to be 18 gage (Sheet A2.8a, Section A-A, keyed note 15; Sheet A4.8a, the Framing Plan; and Sheet A4.8a, Detail 12). Please correct. MECHANICAL: q The 50 c.f.m exhaust fan in the restroom is inadequate. From a public restroom a minimum of 75 c.f.m. of air must be exhausted for each toilet or urinal from each restroom [2000 IMC Table 403]. q Indicate how the mechanical system is providing the required outside air [2000 IMC Sec. 403.3]. Further, provide a calculation on the plans indicating the specific requirement for this building addition. PLUMBING: q There are no plumbing comments to be addressed. ELECTRICAL: q There are no electrical comments to be addressed. -End of Review- |
