Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Show attic access. (minimum 22" x 30")
2. Braced wall panels are required on the rear face of the house. Minimum 4' wide panels or use alternate braced wall design per R602.10.6. Show hold-downs on foundation plan if necessary.
3. FYI - Hold-downs are not necessary if braced wall panels are 4' wide and 5/16" structural sheathing is used.

Foundation Plan

1. Footing widths are adequate for 1500 psf soil bearing pressure. If assumed valued is to be 1000 psf then re-size footing to accommodate, or, Assume 1500 psf.

Structural Plan

1. Detail D: Alternate braced wall panel design requires a minimum panel width of 2'-8" (32") not 1'-6".
2. Roofing discrepancy: Asphalt shingles or tiles?
3. Specify roof slopes on elevation plan.

Mechanical Plan

1. Note duct sizes.
2. Specify size of heat strip in heat pump.
3. Note on plans: Mechanical shall comply with chapters 12-16 and 18-24 2000 IRC.

Plumbing Plans

1. All plans must reference 1994 UPC with State amendments.
2. Specify water piping material.
3. Fixture unit calc: Clotheswasher is 6 units not 3. Therefore a minimum 1" pipe will be necessary from meter to house. Make these changes.
4. Provide trap arm sizes.

Electrical Plan

1. Note on plans: Electrical work shall comply with chapters 33-42, 2000 IRC.
2. Show water heater on panel schedule.
3. Provide a switched interior light or switched interior receptacle at front door.
4. Label circuit number for water heater receptacle and water heater closet receptacle.
5. Circuit 23: "Appliance" must be on 20-amp circuit breaker.
6. Suggestion: Two circuits are provided for kitchen (23 & 9) - balance kitchen loads by putting some of kitchen receptacles on circuit 23.
