Approvals are not recommended at this time. Please complete and submit a grading permit application and include 3 sets of Stormwater Pollution Prevention Plans with text in a resubmittal, if the total area of disturbance is 1 acre or greater. The following comments are offered: SITE PLAN (Sheet C3.1) 1. Depict sight visibility triangles for Euclid and Tyndall Avenues' access to 39th Street (DS 2-02.2.1.10 and 3-01.5.0). 2. Depict drainage patterns lowest floor elevations and finish grades (DS 2-02.2.1.16). 3. Depict/provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent and Bench mark based on City of Tucson Datum, including City Field Book and page number (DS 2-02.2.1.23). 4. Depict and label fences, walls or vegetation for screening by type, material, height, location and spacing (DS 2-02.2.1.27). HYROLOGY REPORT: 1. Provide details in the report discussing the apparent diversion of offsite flow from the south. Current aerial photo-topo information indicates acceptance of runoff from the south under existing conditions, particularly on the eastern portion of the site. Revise figure 2 and subsequent calculations to include the undeveloped portion of this site (the eastern perimeter - as is indicated on the accompanying site plan). Figure 2 must include the additional offsite watershed area affecting the site, in additions to flowlines and grade breaks used to compute basin lengths and average watercourse slopes, and should include a scale and contour interval information, in accordance with the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM), Section 2.3.1.3 A (Development Standard 10-02.0). 2. Provide a hydrologic data sheet for the offsite watershed affecting this development (SMDDFM, Sec. 2.3.1.3 B 3). 3. Describe and present hydraulic calculation sheets for each of the hydraulic systems used to collect offsite flows, such as collector channels and flow-through openings in perimeter walls, in addition to any similar such systems to return flow to natural or existing locations and magnitudes along the downstream property line (SMDDFM, Sec. 2.3.1.5 B & F). 4. Revise the contributing area factors used on the hydrologic data sheets to a value of 1, or provide specific discussion supporting the values used. Use of a contributing area factor other than 1 requires sufficient supporting data (e.g. aerial-photographic analysis and field verification). 5. Section 2 A of the report must clearly state that the subject site lies completely within a balanced basin, with clear description/discussion and supporting hydrologic calculations demonstrating developed conditions runoff rates do not exceed existing conditions runoff rates (SMDDFM, Sec. 2.3.1.6 A).
