Site Plan 1. Indicate location of water line and gas service if applicable. Foundation Plan 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per table R401.4.1. 2. Wall foundation in section #1,page A-2 requires a 19" footing for a 1-story, 8-inch hollow concrete masonry per table R403.1 3. Indicate slope of exterior slab outside of playroom. Floor Plan 1. Maximum sill height of bedrooms is 44". Note the sill height in the bedroom. 2. Note that the shower enclosure shall be finished per P2710 with the ceramic tile to a height of 72" above the drain per R702.4 and R307.2. 3. Note and specify that shower enclosures have a minimum finished interior of 1024 square inches and shall be capable of encompassing a minimum 30" circle per UPC sec 410. All glass enclosures shall be tempered. 4. Note average ceiling height where "CLG HT VARIES'. 5. Label existing rooms adjacent to new construction. (i.e. next to hallway and above laundry room). Structural Plans 1. Redo roof framing plan by including notes 2 thru 6. 2. Note roof live load and roof dead load. 3. The long side of the new roof: Span ~ 15.5'. The 2"x8" rafters are insufficient per R802.5.1(1) with an assumed Dead load = 15 psf and Live load = 20 psf. Once dead and live loads are defined re-evaluate the rafters and the spans. 4. The (2) 2x12 beam is insufficient for the span. Consider (2) 4x12 that is adequate. 5. Detail roof over bathroom and laundry room. 6. Detail connection of existing roof to all new roofs. 7. Lintels are insufficient. See attached lintel schedule to revise. Elevations 1. Provide complete drawings of all elevations. Show building heights. Section / Details/ Misc 1. A lengthwise section through the existing structure, laundry room, bathroom and playroom would show would assist in determining the interface between buildings and the new roof over the laundry , bath and hall in addition to the details 5 & 6 required under Structural Plans Plumbing Plan 1. Plans must reference the 1994 UPC with State amendments. The plumbing section of the IRC has not been adopted by the City of Tucson. Example: note 13 is wrong. 2. Revise Fixture Schedule to comply with 1994 UPC standards. In addition, include all fixture units in the new and existing home for total fixture unit calculation. Designate the location of the water meter and the total developed length (distance from the meter to the furthest fixture). Also, specify the size of pipe that comes off the meter and the pipe size that the new water line will tie into. 3. Update compliance with water conservation. Sinks and showerheads 3 gallons per minute. Electrical Plan 1. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6. 2. Provide Panel A schedule and show load calculations for both panels. This is required to assure that the new and existing load will not exceed the panels' ampacity.
