Water, sewer, gas and electric lines should be note on LDO site plan as this will be the official site plan since it is stamped and approved by zoning. (these utility lines can be drawn on to LDO site plan). Demolition and Exist. Floor Framing Plan 1. Doubling of floor joist to stiffen the floor is not sufficient for the new post. A footer is necessary below existing floor for new post. Foundation Plan 1. Callout hold-downs on Foundation Plan. Indicate location and type. Floor Plan 1. Shower enclosure is noted to have a min finished interior of 900 sq. in. as per code P2708.1. The plumbing section of the IRC is not recognized by the City of Tucson. 1994 UPC 410.4 requires 1024 sq. in. of finished interior. 2. Width of hearth needs to be dimensioned. (16" min). 3. Window C - Callout 'tempered glass' 4. Two 2640 windows in Bed 3 do not meet egress code R310. Min net clear area of opening of 5.7 SF. 5. Braced wall panel is needed at where the closet wall in Bed 3 butts up against the bathroom wall. Structural Plans 1. New posts and beams added to the existing structure need details. Show how these are attached and what is supported. 2. Bearing wall in existing structure is not shown explicitly. New 4x8-roof beam is implied to hold up existing roof. Show existing roof structure and the location of existing bearing walls if any. Detail what new beams will be supporting. 3. The Demolition Plan calls for a removal of the existing patio roof. The new addition then encloses part of the former porch with no mention to what type of roof will be built over this part of the addition (dining room between new 6x8 roof beam and 2-2x10 header). Clarify with details, cross sections and /or revised roof framing plans. 4. Detail #1 on page 7 needs to show dimension: 6" min clearance from final grade to bottom of sill plate. 5. All metal hangers in details need to indicate specific type. 6. All sizes of ledgers and framing in details. Plumbing Plan 1. A clean-out is necessary behind shower in master bath. 2. Plumbing notes must indicate that WC's will comply with 1.6 gal/flush and that Showers & sinks will comply with 3gal/min. 3. Reference to 1994 UPC and state amendments is not noted. Mechanical Plan 1. Combustion air ducts are not sized correctly. Two ducts each having an area of 50sq. in. are necessary. 2. Justify ductwork under slab. Will lintels be provided to support duct? Electrical Plan 1. Dryer Circuit wire (#6) is oversized. Use #10. 2.
