COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per the site plan it appears that lots 6 and 7 have been combined. Please provide documentation of the parcel tax code combo. If the lots have not been combined this will be a requirement prior to final approval of the site plan. If a survey of the site was done for the lot combo please provide a copy with the next site plan packet when re-submitted for review. DS 2-02.2.1.A.2

2. The location map must cover an area that equals one mile. The scale of the location map must be a minimum of 3" = 1 mile. Revise the location map and add the section corners. List the section township and range under the location map. DS 2-02.2.1.A.4

3. Clarify if any outdoor storage is to occur on this site. If so, the outdoor storage area is to be defined and included in the calculation for the required parking. See LUC section 3.3.4 for the parking requirements for outdoor storage. If all storage is to occur inside the building add a note that states "No outdoor storage is proposed or will occur on this site."

Revise the parking calculation information to state that one vehicle parking spaces is required and that two space have been provided of which one is a van accessible handicapped space.

The parking space wheel stop should be placed a maximum of two and one-half feet from the front of the parking space. Add a dimension from the front of the parking space to the back of the wheel stop.

4. Although the bicycle parking calculation is less than one space, per LUC section 3.3.3.5, two spaces must be provided. Both bicycle spaces may be class two. A class one space is a bicycle locker and it does not appear that the bicycle parking space shown on the plan is for a class one facility. Add a fully dimensioned detail drawing that includes the type of rack, manufacturer, the number of bicycle the facility supports, surfacing material and lighting. See attached sample of a class-two facility that supports two bicycles. DS 2-02.2.1.A.9

5. Sight visibility triangles must be drawn at the driveway entrance and the street curb. DS 2-02.2.1.A.10

6. Provide a access ramp at the connection point of the required concrete sidewalk and the crosswalk from the van accessible parking space access aisle. The slope of the access ramp must not be greater than 1:12. The pedestrian refuge area with sidewalk must be constructed to the north end of the building. See redlines. DS 2-02.2.1.A.12

7. If applicable indicate the location, type and size (height) of existing or proposed freestanding signage including existing billboards. DS 2-02.2.1.A.13

8. If applicable all existing or proposed easements must be shown on the plan. The location, width and recordation information must be labeled for each easement. DS 2-02.2.1.A.20
