The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

q There are no general comments to be addressed.

ARCHITECTURAL:

q Check the hardware schedules. Some of the doors indicated as receiving special hardware on the plans are not indicated as such on the door schedule. Please coordinate. A review of the Sheets E-3 and E-4 makes the locations of keypads more clear (i.e. the hardware on egress doors cannot require any special knowledge [2000 IBC Sec. 1003.3.1.8]).

q The corridor that serves the building south of the southern most exit stair is a dead end corridor. As such it is limited to 50 feet (considering there is a sprinkler system) [2000 IBC Sec. 1004.3.2.3]. The dead end is currently 65 feet long. Please correct.

q The grab bars indicated in Elevations 3 and 4 on Sheet A-5 are incorrectly sized. The rear grab bar needs to be 36" long (not 24") and side grab bar needs to be 42" long (not 36") [ANSI A117.1-1998 Sec. 604.5]. Please correct.

q The base cabinet shown in Elevations 3 and 5 on Sheet A-5 does not provide for accessibility [ANSI A117.1-1998 Sec. 606.2]. Please provide accessibility clearances.

q Provide accessible dimensions for the toilet tissue dispenser shown in Elevation 3 on Sheet A-5 [ANSI A117.1-1998 Sec. 604.7].

q On the first floor there appears to be a second exit from the tenant area (besides the exit through the stairs) located at the back of the Break Area. Is a second exit required? This door currently does not work as a second exit. The electrical drawings have placed an exit sign at this door. Please review and clarify.

STRUCTURAL:

q There are no structural comments to be addressed.

MECHANICAL:

q Sheet M-4 indicates a mechanical return and no exhaust fan in the Urinalysis Room. The air supplied to this room with a toilet must be exhausted and not recirculated [2000 IMC Table 403].

PLUMBING:

q Please provide vent sizes and cleanouts for the fixtures shown in Details 2 and 3 on Sheet A-4.

ELECTRICAL:

q Provide an exit sign inside the vestibule next to the stairs on the first floor, at the door leading into the stairwell. If an exit sign already exists at this location then please indicate. The same can be said for the door on the second floor leading to the main stairwell. Also, refer to the architectural comments above for further comments regarding exits and signage.

q What is the significance of the asterisk and triple asterisk on the panel schedules on Sheets E-6 and E-7? I could find no description in the electrical legend or in the panel schedule notes. Please clarify.
