| 12/29/2003 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q There are no general comments to be addressed. ARCHITECTURAL: q The Code Review Checklist needs to list the 2000 International Fire Code as the fire prevention code on the summary of codes listed. q The allowable area as calculated is incorrect (although it is somewhat mute because the building is less area than the base allowable). The value "W" cannot be less than 20 nor greater than 30 (61 has been and used) [2000 IBC Sec. 506.2.1]. Therefore "If" is between 35.75 and 53.62 (based on F=331 and P=421). The value "If" can never be over 75. Please revise the calculation. q The depth of the landing at door 100b between the door and the ramp must be 60 inches minimum [ANSI A117.1-1998 Sec. 405.7.3]. Sheet A1.2 does not dimension the landing, but the landing scales at 42 inches. q The accessible restroom compartments are too narrow. Each of these stalls needs to be 60" wide minimum [ANSI A117.1-1998 Sec. 604.8]. q The side grab bars in the accessible compartments need to be mounted 54" minimum from the front of the bar to the rear of the stall [ANSI A117.1-1998 Sec. 604.5.1]. The current location is not dimensioned but scales 51" in plan and elevation (Sheet A5.1 Details 1 and 3). q The approach to the accessible urinal in the Boy's Room 110 is too narrow. Because the clear floor space is in an "alcove", the width of the alcove needs to be 36" and not the 30" provided [ANSI A117.1-1998 Sec. 305.7 and 605.3]. STRUCTURAL: q Provide a City of Tucson special inspection certificate(s) for the following: · Engineered Fill · Field Welding · Epoxy Systems q The foundation plan on Sheet S1.1 indicates a ramp down into the control room. Sheet A1.2 indicates a 5" step down at this location instead of a ramp. Please clarify. The ramp will not work based on the door shown on Sheet A1.2 at the bottom of the ramp. A landing has to be provided at the bottom of the ramp prior to the door [ANSI A117.1-1998 Sec. 405.7]. q Page 1 of the structural calculations indicates that soil bearing pressure is 2,000 p.s.f. with "no soils report". However a geotechnical report has been provided, requiring engineered fill to achieve 2,000 p.s.f. Please correct the reference. MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q There are no plumbing comments to be addressed. ELECTRICAL: q There are no electrical comments to be addressed. -End of Review- |
