RESUBMITTAL REQUIRED: SITE PLAN

1. Per DS 2-02.2.1.A the site plan is required to be drawn at a standard engineering scale no larger than l" = 60' on a sheet(s) no larger than 30" by 42" (24" by 36" recommended). Revise the plan as necessary. DS 2-02.2.1.A.

2. Provide on the site plan future and existing "near side" sight visibility triangles (SVT) at the ingress/egress on Oracle Road. The near side length for Oracle Road from a PAAL/drive is 345'. Include the existing SVT's for Alturas Street. The near side length is 185' and the far side length is 110'. Revise plan as necessary. DS 2-02.2.1.A.10.

3. Show and dimension existing ROW on Oracle Road and Alturas Street. DS 2-02.2.1.A.19.

4. Sidewalk must be provided on all street frontage. Show, label and dimension sidewalks along Oracle Road and Alturas Street. Ds 3-01.3.3.A.

5. All points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs) are required to be 24' and dimensioned on the site plan. The eastern PAAL is not labeled. Revise plan as necessary. DS 2-02.2.1.A.11.

6. The minimum width for two (2) way traffic aisles within a Parking Area Access Lanes (PAALs) is twenty-four (24) feet. The ingress/egress off of Oracle is less than 24 '. Revise plan to show that the ingress/egress is the correct width of 24'. DS 3-05.2.C.1.

7. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Provide a sidewalk from the building to Alturas Street. DS 2-08.4.1.A.

8. Pedestrian and handicapped circulation must clearly identified. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Pedestrian circulation is required from Alturas Street to the structure. DS 2-08.3.1.

9. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

10. Dimensions from center lines to existing and proposed curbs, sidewalks and driveways. DS 2-02.2.1.A.21.

11. Contact Steven Tineo, Permits and Codes, Department of Transportation (791-3115 ext. 447) for approval to connect to existing Oracle Road stormdrain.

12. The existing solid waste containers are not to commercial standards. Provide refuse container location, size and access thereto fully dimensioned. DS 2-02.2.1.A.32. Provide a solid waste enclosure, slab and bollards for a commercial solid waste bin. For specific requirements see DS 6-01.

10. The keynote for the class 1 bicycle parking located inside the building on the site plan drawing has a circular shape rather than the hexagonal keynote shape used elsewhere on the drawing. Revise this keynote indicator to be consistent. Also, revise bicycle parking calc to be based on 8% of the number of vehicle spaces provided, not the number required.

13. Add the total vehicle parking spaces provided to the parking calculation. Add dimensions for the five parking spaces (with vehicles parked facing north). Remove the easternmost of these five parking spaces as it does not meet code and may not be used to meet parking requirements because vehicles cannot easily maneuver into and out of it. Add a parking count number to these four spaces. Also the southernmost vehicle parking space along the east lot line does not meet the minimum width requirement of 8-½ feet and may not be counted toward required parking. The parking count number along the eastern row of spaces reads "5" but only two spaces that meet code are provided in this row. Revise parking calculation accordingly. A Board of Adjustment variance will be required if required parking is not met. 12/30/2003 Joseph Linville LANDSCAPE REVIEW Denied 1) If the expansion is twenty-five (25) percent or more, the MS&R provisions apply to the proposed expansion and to any parking and landscaping requirements which apply to the overall development per LUC 2.8.3.2.C.2. Therefore the following section applies:

An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. LUC 2.8.3.5.F

The landscaping required per previous zoning approvals and any landscaping required as a result of the expansion(s) is required to be shown on a site plan (including the landscape plan) when the MS&R right of way can longer be used to meet LUC requirememnts.

2) Submit a copy of the last site/landscape plan approved for zoning compliance. This is required to verify landscape requirements for portions of the site outside of the expansion area.
