1. Provide a dimension for the ingress/egress from Yavapai Road. DS 2-02.2.1.A.11.

2. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge between existing drive and existing three bedroom apartment. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

3. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

4. Provide estimate cut and fill quantities to the site and grading plan. DS 2-02.2.1.A.17.

5. Provide dimensions from street centerline to existing curbs. DS 2-02.2.1.A.21.

6. All new subdivisions and applications for building permits shall provide four (4) foot wide sidewalks along the entire length of street frontage, whether public or private. Is there currently sidewalk along Yavapai Road? If there is sidewalk please dimension and label existing sidewalk. If sidewalk is not existing within the ROW, provide a 4' sidewalk within the ROW. DS 2-02.2.1.A.21., DS 3-01.3.3.A.

7. Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet. Currently this plan has the collection vehicle backing up more than 40 feet. Revise plan accordingly or get written approval from John Clark (Environmental Services 791-3175 ext. 1136) for the current position of the trash enclosure. DS 6-01.4.1.C

1. All parking spaces that abut a sidewalk must be provided with wheel stops or the sidewalk must be constructed to a width of six and one-half feet. Add to keynote 24 "Typical all parking stalls" or show wheel stops at all parking stalls. DS 2-02.2.1.A.8

2. Dimension the width of the pedestrian refuge area between the PAAL and the three-bedroom apartment. See redlines. Minimum width required is five feet. DS 2-02.2.1.A.12

3. If applicable indicate the location, type, and size of existing or proposed freestanding signage. DS 2-02.2.1.A.13

12/30/2003 Joseph Linville LANDSCAPE REVIEW Denied 1) Screening is required for the vehicular use areas per LUC Table 3.7.2-I. Specifically, a five foot high masonry wall is required where the vehicular use area is located within 100 feet of adjacent residentially zoned property.

2) A five foot high screen is required to screen the parking area adjacent Yavapai Road. Required screens are to be located outside of any sight visibility triangles. LUC 3.7.3.4

3) Revise the grading plans to accomodate trees designated as preserved-in-place. The root zone for protected plants should remain undisturbed as noted on sheet N1.2.
