12/08/2003 STANTEC 3RD PARTY REVIEW-COMMERCIAL REVIEW Denied SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

q There are no general comments to be addressed.

ARCHITECTURAL:

q Detail 1 on Sheet 3 is keyed on the floor plan at both the existing perimeter walls and the new interior walls to this suite. The existing fire partitions at the perimeter of the suite must continue to the underside of floor/roof slab or deck above or to a fire-resistance-rated floor/ceiling or roof/ceiling assembly above [2000 IBC Sec. 708.4]. Please correctly indicate. Penetrations through the perimeter walls done above ceilings must be protected [2000 IBC Sec. 711].

must It indicates that this 1-hour fire partition can stop at the ceiling. Is this ceiling rated? Fire partitions

STRUCTURAL:

q The plumbing drawings indicate that a water heater is to be placed above the ceiling. How is it being supported? Please clarify.

MECHANICAL:

q There are no mechanical comments to be addressed.

PLUMBING:

q It appears that Detail 1 and 3 do not agree with the plumbing plan. Fixture P10 in Detail 1 connects to the existing waste line. However on the plumbing plan it connects to the new pipe extension to the relocated P11 fixture. Fixture P10 is not however shown in Detail 3 while the plumbing plan on Sheet P1 implies that it should be shown. Please clarify. It might also help if the waste and vent piping schematics on Sheet P1 were keyed to the plumbing plans.

q Please indicate the vent and its size for the new un-numbered prep sink (per schedule it should be P-6?).

q At the water heater placed above the ceiling:
· Permanent ladder access is required for any water heater mounted on a platform at 8'-0" or higher above the finish floor [1994 UPC Sec. 511.2].
· Note that a watertight pan shall be provided under the water heater along with a 3/4" drain line from the pan to an approved location [1994 UPC Sec. 510.7].
· Is the water heater sitting on top of the walk-in cooler? Is the cooler capable of holding the weight?

ELECTRICAL:

q Provide a light fixture with switch and a receptacle in the attic space at the point of access to the water heater [1994 UPC Sec. 511.5].
