1. Provide a completed lot combination package that includes all of the lots depicted on the site plan. All the parcels except the ten-foot (10') easement along the north property line are owned by the same entity. Please clarify this inconsistency.

2. The ten-foot (10') easement along the north property line of the site is blocked by the driveway curbs used to exit the parking lot on the western portion of the site. An existing easement cannot be blocked by any obstruction. The obstructions must be removed from the easement or the easement must be abandoned by those who have the right to use that easement. (See Comment #9.)

3. An alley that is less than twenty-four feet (24') cannot be used for ingress or egress of a commercial site. In addition, ally access to or from a commercial site requires a Board of Adjustment variance. The parking lot, as depicted on this site plan, may not have the exit driveway going into the alley to the north.

5. Provide the setback dimensions for the location of the existing building.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Lot dimensions and bearings are required on the site plan. The property line on the east side along Winstel Blvd. Is shown as 70.29, when it scales approximately to 78-79'. Revise the plan to delete the discrepancy. DS 2-02.2.1.A.5.

2. On one-way streets or streets with median islands (i.e., no opening), only one (1) sight triangle is required on the side of approaching traffic; however, a twenty (20) foot (stem) by thirty (30) foot (curb) pedestrian visibility triangle will be maintained on the opposite side of approaching traffic. Add a pedestrian visibility triangle to the ingress/egress off of Speedway Blvd. DS 3-01.5.1.B.1. (See Figure 16.)

3. Add to the site plan sight visibility triangles to the 16' ROW for the ingress/egress on Winstel Blvd. DS 2-02.2.1.A.10.

4. The 16' ROW is an access easement. If this 16' ROW is going to be used for this site signage is required. For proper signage and traffic engineering requirements please submit a separate signage plan to traffic engineering. Contact Dale Kelch, Traffic Engineering 791-4001 extension 305 for guidance and approval.

5. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Revise the site plan to show a sidewalk from Winstel Blvd. to the structure. DS 2-08.4.1.

6. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

7. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. If the cut and fill quantities are 50 cubic yards or more, submit a grading permit application card (the green card) and a grading plan with the second submittal. DS 2-02.2.1.A.17.

8. Add drainage patterns and finish grades. DS 2-02.2.1.A.16.

9. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. Because this plan does not have existing grades or finished grades/drainage patterns it can not be determined if the plan proposes changing the existing drainage. A drainage statement may be required.

10. Show street centerline for Speedway Blvd. on the plan. DS 2-02.2.1.A.21.

11. Add to the site plan existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

12. Add to the site plan refuse container location, size, and access thereto fully dimensioned. DS 2-02.2.1.A.32. For solid waste requirements refer to DS 6-01. For assistance with solid waste location requirements contact John Clark, Environmental Services 791-3175 extension 1136.
