1. Show the wheelstop to be provided for the easternmost parking space (closest to the building). Also, place the 2-½ foot dimension for the wheelstops at the front (wheel side) instead of the back.

2. The future sight visibility triangle is not shown correctly. The SVT stem dimension must be shown at 20 feet from face of future curb.

3. Provide a future plan for approval showing how the site will meet code for all requirements, including parking and landscaping, after time of 12th Avenue widening. It appears that at least one parking space will be lost when MS&R right-of-way can no longer be used as part of the site.

4. As stated in the response comments these lots are to be combined with an Assessors tax combo form and a recorded covenant which can be obtained from the zoning review counter. Please provide documentation of lot combination.

5. A five-foot wide pedestrian refuge area with a minimum four-foot wide sidewalk is required between the PAAL and the existing enclosed buildings. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. The sidewalk /stps profided do not extend along the perimeter of the building where it is adjacent to vehicular use area/PAAL.

6. The location of vehicle display parking as show along the north side of the building does not allow vehicles to maneuver into and out of customer and h/c spaces shown. A minimum 24-foot PAAL and 3-foot backup spur is required behind the required customer parking spaces. Revise drawing accordingly.

The site and landscape plans are required to show how the project will comply with all LUC requirements when the MS&R setback zone can no longer be used as part of the site. LUC 2.8.3.5.F

Upon conditional approval of the MS&R site and landscape plans, a covenant per LUC 2.8.3.5.F is required to be recorded along with a copy of the approved plans.
