Please note these sections as "not to scale" and increase font size to 12 point minimum. Sheet 2 1. Specify the footing for the interior bearing wall between the garage and studio. 2. Plan notes indicate a stem wall as the foundation standard with a mono-pour as an alternate. No details were found in the plan set. Provide these details. Please follow the minimum footing widths for one and two story conventional light frame construction as shown in the IRC, Table R403.1. 3. Please clarify Note A. Special inspections are required when the structural design of continuous footings is based on a compressive strength greater than 2,500 P.S.I. Ref. IBC 1704.4. 4. No toe downs are shown at the patios. Please clarify. Sheet 3 1. Show the location of the attic access for each attic space. Ref. IRC 807. 2. Dimension fixture clearances in the bath between bedrooms 3 and 4. Ref. R307. 3. Specify nonabsorbent surfaces at bathtub and shower spaces as required by R307.2. 4. Clarify wind load note. The design criteria is 90 mph 3 second gust. Ref. Table R301.2.1.3. 5. Specify the quantity, depths and heights of treads and risers. Ref. R314. 6. Handrails are required at the stairs. Ref. R315. 7. Show sill heights for windows and minimum opening dimensions in sleeping areas. STRUCTURAL COMMENTS Sheet 2 1. Show structural provisions for completing the load path of the loft structure. Provide details and show the connections for bearing conditions. PLUMBING COMMENTS Sheet 8 1. Two water meters are shown on the plan. Please clarify. 2. Show fixture unit calculations in accordance with UPC Tables 6-3 and 7-3. 3. Revise waste line sizes. Water closets may not drain to 2" lines. 4. Two gas meters are shown on the plan. Please clarify. 5. Provide the specifications for supply and waste lines. Refs. UPC 604, 701. 6. Calculate the supply line sizing according to UPC Table 6-4. MECHANICAL COMMENTS Sheet 9 1. Specify water heater combustion/relief provisions. Ref. UPC 507. 2. Show the A/C units on the plan. 3. Ducts penetrating from the garage into the dwelling unit must be a minimum of 26 ga. Please show this specification on the plan. 4. Show the sizes of the return air components on the plan. 5. Clarify and complete the equipment specifications. Please see redlined drawings. ELECTRICAL COMMENTS Sheet 7 1. Show both panels on the one line diagram. Show the load calculation for the entire project and size the service accordingly. 2. Jacuzzi circuits 10 and 12 must be ground fault circuit interrupted. Ref. E4109. 3. All fixtures to be installed in wet or damp locations must be marked as suitable for these locations. Ref. E3903.8. 4. Additional receptacles are required. Ref. E3801.2. 5. AC unit 2 is shown twice. Please clarify. 6. Show circuits 42, 38 and 36 in the panel schedule. 7.
