The following items must be revised on or added to the site plan. Please attach a response letter with the next submittal, which states how all Zoning Review Section Comments regarding the Land Use Code and Development Standards were addressed:

1) Since there is no sheet labeled "site plan", the "layout plan" is being reviewed. Revision should be made to the "layout plan",
2) Please revise the site plan to an engineering scale (DS 2-02.2.1.A.1),
3) The legal descriptions must be added to the "layout plan". Since the site is made up of more than one lot, a Pima County lot combination form must be submitted to the County, and the City of Tucson lot combination covenant must be filled out and recorded prior to approval of the site plan (DS 2-02.2.1.A.2),
4) Please revise the location plan on sheet 1 of 11 to more accurately reflect the location (just east of Flores Street) (DS 2-02.2.1.A.4),
5) Since proposed structures are under a different contract, a revised site plan will be required prior to permitting of the structures,
6) Bicycle parking is required based on the number of vehicle spaces provided. Refer to LUC 3.3.4 for the number and type of spaces required. Add a general note that states the number required, provided, and the type. The parking spaces must be shown, fully dimensioned, on the "layout plan" (DS 2-02.2.1.A.9, DS 2-09, DS 2-02.2.2.A.4),
7) The future curb location must be added to the site plan. Also add the existing and future sight visibility triangles to the plan (DS 2-02.2.1.A.10 & 21),
8) If free-standing signage and/or lighting is proposed, please detail on the plan (DS 2-02.2.2.A.13 & 25)
9) Add a general note which states no loading zones are required (DS 2-02.2.2.A.5),
10) All existing and proposed easements must be added to the plan, including the location, width, type, and recordation information (DS 2-02.2.1.A.20),
11) All adjacent zoning must be added to the "layout plan" (DS 2-02.2.1.A.28),
12) Add a general note which states the existing and proposed use (DS 2-02.2.1.A.31),

General Comments

1. It is unclear on the plan what is currently existing on the site. Retention requirements and Stormwater Pollution Prevention requirements depend on increase in impervious surface and total area of disturbance. Please clarify what is currently existing on the site and what is proposed to be construction and what is to be left as is.

2. Stormwater retention is required for all proposed developments greater than one acre that results in an increase in impervious surface. This site is greater than one acre. If the proposed development will increase impervious surface, please provide a Drainage Report addressing retention. Stormwater Detention/Retention Manual, SDRM, 1.4

3. Proposed developments disturbing areas exceeding 1 acre are subject to NPDES requirements. If the proposed development will disturb more than an acre submit an NPDES plan. Contact Patricia Gilbert, 791-5550 for submittal requirements.

4. Provide cut and fill quantities on the plan. Quantities exceeding 50 cubic yards requires a Grading Plan and Permit. If cut and fill quantities exceed 50 yards, submit a Grading Plan and permit application with the next Site Plan submittal. IBC Chapter 36

5. Show the MS&R future right of way on the plan (64 ft.). Show the future curb location (10 ft. from the future right of way). DS 2-02.2.1.A.19

6. Show existing and future sight visibility triangles on the plan. Near side dimension is 265 ft. Far side is 110 ft.

7. All new projects must provide centralized on-site refuse storage, collection, and pickup areas. See DS 6-01 for specific solid waste requirements. Show refuse container location, size, and access thereto fully dimensioned. DS 2-02.2.1.A.32

8. For driveways on MS&R streets, the nearest pavement edges must be spaced at least eighty feet apart. The two proposed driveways are too close. Re-design. Transportation Access Management Guidelines, page 21.

9. Sidewalk must be provided on 6th. It is not clear on the plan whether there is existing sidewalk. Show, label and dimension all existing and proposed sidewalks. DS 2-02.2.1.A21

10. Show proposed drainage patterns and finished grades for the parking lot. DS 2-02.2.1.A.16

11. Drainage for the turf area is shown on the plan to flow south. How is it intended that the drainage flow through the proposed wall? Show proposed drainage structures/wall openings. DS 2-02.2.1.A.16

12. Sidewalks must be flood free for up to the ten year event. The plan shows drainage crossing the sidewalk on 6th , the sidewalk from the parking lot to 6th, and the sidewalk from the parking lot to the turf area. Scuppers must be provided in all these areas to direct the drainage under the sidewalks. Appropriate drainage must be provided to direct the flows to the scuppers. Provide.
