Foundation Plan

1. If the south wall of the new family room is an existing bearing wall then it needs to be noted and shown on the foundation plan.
2. Footing in detail #2 needs to be a minimum of 12 " into undisturbed soil.


Site Plan

1. Door from garage house to be 1-3/8" solid core.

Structural Plan

1. New family room: the rafters that makeup the roof connect to a wall just behind the bay window. A detail and /or section (other than section A-A) is necessary to describe the lintel and the construction above the lintel. Give details on the lintel size and span.
2. Provide Manufacturers specs for TJI SJ-250.
3. Vertical reinforcement is required in all masonry walls per R606.11.2.1.3

Elevations

1. Roof slope of bay window roof needs to be a minimum of 3/12. Note this on drawing
2. Note interior walls in section A-A to be covered with ½" gypsum board.
3. Wall in garage that is shared with the new family room needs to be covered with ½" gypsum board.
4. Overhang at the south end of the garage needs to be protected by the wall in order to meet firewall protection when less than 3' from property line.
5. Clarify Simpson Hangers. A WI hanger is for an I-joist to masonry application. A hanger that will connect the I-joist to the wood ledger is necessary.

Electrical Plan

1. Panel schedule and electrical plan are inconsistent. Panel shows circuits 21,23 & 24 to be new circuits but they are not shown on the plan. Clarify.
2. Electric wall heater, is this a 240 Volt device? Clarify.

MEC

1. Provide model energy calculations and callout R & U values for new windows and insulation on plans (required since addition is more than 20% of existing)
