COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Revise the maximum slope of the handicapped access aisles to be 1:48 per ANS 502.4. The proposed ramp is OK at 1:12 slope as indicated.

2. The shading of the vehicular use area and crosswalk is too dark to read the underlying text. Please remove or lighten shading. Also, the text within this area and elsewhere on the plan does not consistently meet the minimum standard of 12 point (0.12") for archiving / microfilming purposes. Revise type to meet minimum size.

3. The response comment states that there are no paved areas around the sides of the proposed building but keynote 12, which points to the east, west and south sides, states that it is paved with chip seal. Please revise to be consistent and clarify the use of this paved area. The 10-foot width of pavement does not provide the required minimum for a one-way PAAL.

4. Areas that are striped pedestrian paths which are not cross-walks must be made of concrete and be physically separated from adjacent PAALs/vehicle use area by use of raised concrete curbing except at crosswalks. A 3/4-inch vertical separation as indicated in the response comments does not meet requirement for physical separation. A 6" vertical separation is required. This physical separation also serves as a backup spur to prevent vehicles from backing into the pedestrian route as they maneuver to exit the site front end first as required by code. Revise pedestrian sidewalk (keynote 11) adjacent to the water harvesting area along the east property line to show physical separation.

Revise the plan to locate Lleucophyllum frutescens outside of the site visibility triangle or specify Lleucophyllum frutescens "Thunder Cloud" or Lleucophyllum zygophyllum. LUC 3.7.3.4
