SUMMARY: Engineering Division has reviewed the Drainage Report and Site Plan received on October 31, 2003. Approvals are not recommended at this time. The following comments are offered:

SITE PLAN
1. Provide the proposed buildings lowest (finished) floor elevation and finished site grades on the plan (Development Standard -DS- 2-02.2.1.16).
2. Provide estimated cut/fill quantities (DS 2-02.2.1.17).
3. Depict full right of way dimensioning for Ajo Way, including the Major Streets and Routes (MS&R) plan right of way dimensioning (DS 2-02.2.1.19).
4. Dimension and label from street monument line(s) to existing and future curb, sidewalk, and utility locations (DS 2-02.2.1.21).
5. Depict/provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent and Bench mark based on City of Tucson Datum, including City Field Book and page number (DS 2-02.2.1.23).
6. Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with the City of Tucson Land Use Code, section 3.7.4.3 B;
7. Depict the refuse container location, size and access thereto fully dimensioned, in accordance with DS 2-02.2.1.32. A centralized onsite refuse provision is required for all commercial developments, in accordance with DS 6-01.3.0. (Please provide written authorization with clear indication of approved alternative, if any, from Environmental Services Department if an alternative pick-up procedure has been approved).
8. Depict roof drainage arrows with downspout locations indicated, and depict/label sidewalk scuppers for conveyance under sidewalk areas (DS 2-08.4.1 E & 3-01.4.4 F).

DRAINAGE REPORT:

1. The Q100 calculated and discussed in the report does not coincide with Tucson Department of Transportation mapped watercourse data, available online at: http://tdotmaps.transview.org/mapguide_mwf_tdot.htm. Please revise the report as necessary, demonstrating compatibility with mapped watercourse data.

Areas that are striped pedestrian paths which are not cross-walks must be made of concrete and be physically separated from adjacent PAALs/vehicle use area by use of raised concrete curbing except at crosswalks. Please revise pedestrian sidewalk (keynote 11) adjacent to the water harvesting area along the east property lines to show physical separation. DS 2-08.4.1

9. Revise the proposed floor area ratio (FAR) calculation to be correct. The FAR is calculated as the building gross floor area รท site area. In this case, with a 720 square foot building proposed on a 6,825 square foot lot, the proposed FAR calculates to 0.11.

4) Landscaping must comply with SVT requirements. Revise the plans to relocate shrubs or accents which may exceed 30" in height outside of sight visibility triangles. LUC 3.7.3.4

5) A barrier is required at the perimeter of the vehicular use area. DS 3-05.2.3.C.1 Provide curbing where paved areas abut non paved areas, leaving openings for water harvesting.

6) Revise the landscape plan to "indicate use of
all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area". LUC 3.7.4.3.B

7) Revise the landscape border calculations to list the correct number of each species shown on the plan.
