The two (2) proposed 400 square foot studios require 1.5 vehicle parking spaces per unit, which results in the site being short one (1) vehicle parking space. You may revise the square footage of the proposed studios and revise the vehicle parking calculation to be based on two (2) studios with 399 square feet or less. Another option would be to add one (1) more vehicle parking space to meet the minimum number required (21 vehicle parking spaces) based on nine (9) 2-bedroom units and two (2) 400 square foot studios. (LUC 3.3.4) (D.S. 2-02.2.1.A.8) 3. A minimum distance of three (3) feet is required between the back up spur curb and the proposed wall along the south lot line.
