COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The site plan and landscape plans do not match. The landscape area where the freestanding light is to be located according to your response to my previous comment is not labeled on the site plan or landscape plan. Also the landscaping has been placed in the access aisle of the handicapped parking space. Please revise the plans to match. Label the light pole, hgt and type on both the site plan and landscape plan. (Previous Comment: If applicable, indicate the location and type of existing or proposed freestanding lighting. DS 2-02.2.1.A.25)

2. The outdoor storage/display area has been defined on the plan and noted as such. The surfacing material does not meet the minimum requirements for vehicular use areas. Clarify the types of materials that will be stored or displayed and how those items will be moved around placed on the outdoor storage areas. The loading zone area must be fully paved.

James Maurer made interpretation in 1999 regarding outdoor storage areas where vehicular traffic is not allowed. As long as the primary use of the outdoor storage areas are for the storage of the construction materials and not for vehicular use (other than placing the construction materials with o forklift or similar moving machine), gravel may be used as a dust control measure. The gravel must be a minimum of two inches in depth and compacted. A note must be placed on the plan that the gravel will be replaced as necessary, and that no vehicular parking will occur on the gravel areas.

Make the necessary changes and re-submit the site plan for review. The Zoning comments are minor and the changes would be minor enough that I would be available to review and approve the plan over the counter once the changes have been made and as long as the other reviewers would agree to review and approve the plan over the counter.
