The proposed development is an expansion of building are and is subject to full code compliance for the use. The development is on an existing pad, which is part of a larger development. It is not clear if the proposed use was originally included in or if the use is other than was approved as part of the master development plan. Please provide a copy of the COT approved master development/site plan with the next submittal. 2. Add the street and label the street name "Sarnoff Drive" and "Pantano Parkway" on the location map. Also please show and label the Pantano Wash. DS 2-02.2.1.A.4 3. Based on the square footage of the modular building, the required number of vehicle parking spaces has been provided. What cannot be determined at this time is whether additional parking spaces may be required based for the outside display area. Please clarify if outside display and storage is proposed. Also if either is proposed the display and storage areas must be defined, labeled and dimensioned on the plan. Additional parking may be required. At least one of the vehicle-parking spaces must be handicapped. The handicapped space must be van accessible which means that the access aisle for the space must be eight (8) feet wide. Per the plan the plan a handicapped space of 12 feet which includes an access aisle has been provided but does not meet the minimum width requirements. Revise the handicap space, label and dimension. Dimension the width of the PAAL between the proposed development and the development to the east. The PAAL must be a minimum of 24 feet wide for two-way traffic. DS 2-02.2.1.A.8 4. This plan must demonstrate how the pedestrian circulation connects to the existing onsite circulation. Accessible ramps must be shown at key locations where the sidewalk and PAALs intersect. Crosswalks that connect the sidewalks must be shown, dimensioned and labeled. The sidewalks must connect with the developments to the east and to the south within the Autocare development. In addition the accessible ramps must be clearly shown and labeled on the plan. The accessible ramp from the onsite sidewalk to the modular structure must be shown, dimensioned and labeled. An accessible ramp is also required from the handicap parking space access aisle to the pedestrian sidewalk. DS 2-02.2.1.A.12 5. If applicable, indicate the locations, type, and size of any existing or proposed freestanding signage including billboards on the pad site. DS 2-02.2.1A.13 6. If applicable, indicate the location and type of existing or proposed freestanding lighting. DS 2-02.2.1.A.25 7. The existing and future right of way lines curbs and sidewalks must be shown on the plan. The right of way width and curb to property line dimensions must be labeled. DS 2-02.2.1.A.18 and .19 8. Revise the zoning classifications for the parcels adjacent to the west and east of the property. To the west the zoning is C-2 and to the east the zoning is C-3. DS 2-02.2.1.A.28 9. List the existing uses on the site. Also please add to the Construction Sales use note the development designator "31". DS 2-02.2.1.A.31 10. List what the existing and proposed floor area and floor area ratio is and will be with the building expansion.
