1. Currently the sight distances are correct on the sight visibility triangles however the distances are on the wrong side. Please switch the distances. Revise plan as necessary. DS 2-02.2.1.A.10.

2. Pedestrian access is now clearly delineated within the ROW and on site. However it is not clearly indicated that the pedestrian access is sidewalk. Demonstrate that the pedestrian access is sidewalk.

3. On the site plan "pedestrian excess" is called out on the plan in several areas. Pedestrian excess? Is there a pedestrian excess or is it actually supposed to be called out as pedestrian access? Revise plan as necessary.

1. Along with the LDO case number, add the date of approval (December 26, 2003) and conditions imposed. Once it is ready to be approved by the zoning review section, the LDO approval stamps must be transferred to the final site plan set.

3. To adjacent commercial zoned property (to the south) the required setback is the height of the building. From the street front property line the required building setback is the greater of 20 feet or 1-1/2 times the building height. 4. The elevation drawing (fig A/C-2) indicates that the height to the midpoint of the roof is 19.11 feet from design grade elevation. For setback purposes, heights are not taken from the midpoint but rather from the highest point along the exterior building wall.
